5,000-SOUARE-FOOT LOT DEVELOPMENT PLAN <br /> <br />The 5,000-square-foot lot development shall be substantially as shown on the <br />development plans, Exhibit "A," dated "Received August 18, 2000" on file with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br /> <br />The developer shall prepare development standards for inclusion within the CC&R's for <br />room additions, decks, patio covers, pools, and other accessory structures for ~eview and <br />approval by the Planning Director prior to approval ora final map for the <br />5,000-square-foot lot development. Said standards shall limit suer stmctmes in such a <br />way as to ensure adequate open space in rear/side yards while allowing reasonable use of <br />accessory structures. <br /> <br />Prior to approval of the final map for this project, the developer shall demonstrate how all <br />areas outside individual lots and not within the Zone 7 channel area or the knoll open <br />space area will be landscaped and maintained. Generally, all landscaped areas not within <br />lots shall be maintained by an owners' association or other mechanism approved by the <br />City Attorney which will allow long-term maintenance at the cost of subdivision owners. <br />In particular, the developer shall show how access for maintenance purposes will be <br />gained along the Zone 7 channel and the former SPRR corridor. <br /> <br />All homes shall have a 10 fl. setback from the street side property line, excluding the <br />wraparound porch on Plan 5 which may have a minimum 5 fi. setback from the street side <br />property line. Street side yard fences shall have a 5 ft. setback from the street side <br />property line. <br /> <br />The porches shall not be enclosed or eliminated. The developer shall disclose this <br />information to all homeowners in the developmeot and shall record a deed restriction, <br />subject to the review and approval of the City Attorney, stating this prohibition with all <br />lots within this development. Proof of recordation shall be provided to the Planning <br />Director prior to the issuance of a building permit. <br /> <br />A minimum of 15% and up to a maxiarum of 35% of each market rate house plan shall be <br />constracted in this 5,000-square-foot lot development. No more than two of the sonde <br />plan shall be built adjacent to each other. No homes of the same plan and elevation shall <br />be constructed adjacent to each other. The developer shall be responsible for submitting <br />a plot plan to the Planning Director for review and approval showing the specific plan <br />types to be built in each release prior to the issuance ora building permit for any of the <br />homes in that release. <br /> <br />5,000-Square-Foot Lot Development Plan Page 1 of 5 Revised August 18, 2000 <br /> <br /> <br />
