21. <br /> <br />The developer shall be responsible for installing both the landscaping and automatic <br />irrigation system in both the planter area between the curb and sidewalk and the front <br />yard landscaping between the sidewalk and porch. A revised plant palette, landscape <br />design, and planting schedule for these areas shall be submitted for the review and <br />approval of the Planning Director prior to the recordation of the final map for this <br />development. Said landscape plan shall be detailed in terms of species, location, size, <br />quantities, and spacing. All trees used in landscaping shall be a minimum of 15 gallons <br />in size, except street trees which shall be a minimum 24-inch box size. All shrubs shall <br />be a minimum of five gallons, unless otherwise approved. The irrigation plan shall also <br />be submitted to the Planning Director and City Landscape Architect prior to the <br />recordation of the final map for the project. The applicant shall provide root control <br />barriers and four inch perforated pipes for parking lot trees, street trees, and trees in <br />planting areas less than ten feet in width, as determined necessary by the Planning <br />Director at the time of review of the final landscape plans. <br /> <br />22. <br /> <br />The solid six-foot high fencing shall be located only on the side property lines, while the <br />six-foot high lattice and wood fencing shall be located as shown near the front of the <br />house and in the rear yard next to the gm:age. Also, the lattice and wood style fence shall <br />be used on all comer lots on the side property line adjacent to the street. Any gates <br />placed in the lathce and wood fencing may be solid wood, rather than lattice and wood. <br />If shown to be necessary to achieve a 60 dBA Ldn level in the rear yards of homes <br />fronting Valley Avenue, a taller, solid fence between house and side yard fence shall be <br />allowed. A fence plan shall be submitted for the review and approval of the Planning <br />Director prior to the issuance ora building pemfit for any of the lots in the <br />4,000-square-foot lot development. <br /> <br />23. <br /> <br />The proposed trees and landscaping in the alley, between the rear fences and alley <br />pavement, shall be installed by the developer and maintained by the homeovaaers <br />association. A detailed landscaping and irrigation plan shall be submitted for the alleys <br />for the review and approval of the Planning Director prior to the recordation of the final <br />map lbr this 4,000-square-foot lot development. <br /> <br />Second Units: <br /> <br />24. <br /> <br />Only one residential unit on the subject property may be rented. The other unit shall be <br />owner-occupied. The second unit shall be occupied by no more than two adults, although <br />there shall be no limit on the number of children. In no case shall the second unit be sold, <br />subdivided, or held under different legal ownership from the primary residence. <br /> <br />25. <br /> <br />One on-sita parking space shall be made continuously available to the occupant(s) of the <br />second unit for parking. <br /> <br />4,000-Square-Foot Lot Development Plan Page 4 of 5 Revised August 18, 2000 <br /> <br /> <br />
