14. <br /> <br />The applicant shall provide automatic opening sectional roll-up garage doors throughout <br />the project, as approved by the Director of Building Inspection and Planning Director. <br /> <br />15. <br /> <br />The windows shall have full trim (stucco-covered foam or wood) on all four sides <br />(header, sill, and two sides) of all windows on all elevations of the houses and garages. <br />This trim shall be shown on the plans submitted to the Chief Ballding Official and <br />Planning Director tbr review and approval prior to the issuance of building permits for <br />the homes in this 4,000-square-foot lot development. <br /> <br />16. <br /> <br />The homes on comer lots shall have the siding malerial and other architectural details <br />used on the front also used on both side and rear elevations. The location of these comer <br />homes which would have the full architectural ;wap on all building elevations shall be <br />designated on a site plan provided for the review and approval oft. he Planning Director <br />prior to the issuance of building permits for this 4,000-square-lbot lot development. <br /> <br />17. <br /> <br />The garages on the duet lots shall be redesigned to a one-car garage with storage, <br />approxtmately 14 feet in width by 25 feet in length as shown on Exhibit 28 of the PUD <br />development plan. The final dimensions and design of the garage shall be submitted for <br />the review and approval of the Planning Director prior to the issuance ora building <br />permit for any of these lots. These garages shall be designed to facilitate the use for <br />storage of the area within the roof trusses and shall include puli-down stairs as access to <br />the area. The open parking space shall have minimum dimensions to allow parking <br />outside the alley aisle and to allow satisfactory back-up space. Final design of this space <br />shall be subject to the review and approval of the Planning Director prior to the issuance <br />ora building permit fur any of these lots. <br /> <br />18. <br /> <br />Ilalf of the two-story garages shall be designed with a hip roof. The roof design for this <br />garage shall be submitted for the review and approval of the Planning Director prior to <br />the issuance of a building permit for aay of the lots in this 4,000-square-fuot lot <br />development. <br /> <br />19. <br /> <br />House models with siding materials other than stucco on the front building elevation shall <br />be designed to carry the siding material to a logical stopping point on the side building <br />elevations. The final location and design of the transition between the two siding <br />~aterials shalI be subject to the review and approval of the Planning Director prior to the <br />issuance of any building permits for homes in this 4,000-square-foot lot development. <br /> <br />Land~ Fencing: <br /> <br />20. <br /> <br />The street right-of-way shall be increased to maintain a 41/~-foot clear parkway planting <br />area between the back of curb and the front edge of sidewalk. This planter area, <br />including lawn and street trees, and the front yard landscaping (from the back edge of <br />sidewalk tu the porch) shall be maintained by a homeowners' assoalation.
