26. <br /> <br />The applicant shall install address signs that are visible fi'om the street, clearly indicating <br />that two separate units exist on the parcel. The applicant shall obtain the new street <br />address for the second unit from the Planning Department. <br /> <br />Miscellaneous: <br /> <br />27. <br /> <br />A streetlighting plan and decorative light fixture standard shall be submitted for the <br />review and approval by the Planning Director and City Engineer prior to the approval of <br />the final map. The light fixture shall direct light away from the front of the residence and <br />towards the street and sidewalk. <br /> <br />28. <br /> <br />The applicant shall record CC&R's at the time of recordation of the final map which shall <br />create a homeowners association for the development. The CC&R's shall be subject to <br />the review and approval of the City Attorney prior to recordation of the final map. The <br />homeowners association shall be responsible for implementing all storm water measures <br />and for the maintenance of all alleys, landscaping, and other common facilities on the <br />site. Landscaping shall be designed with efficient irrigation to reduce runoff, promote <br />surface filtration, and minimize the use of fertilizers, herbicides, and pesticides which can <br />contribute to storm water runoff pollution. The City shall be granted the rights and <br />remedies of the association, but not the obligation, to enforce the maintenance <br />responsibilities of the homeowners association. <br /> <br />29. <br /> <br /> e project CC&P.. s shall restrmt the placement of garbage cans m the a eys to a <br />reasonable, limited amount of time each week necessary for the garbage service to pick <br />up the trash. <br /> <br />30. <br /> <br />Lights controlled by dusk-to-dawn photosensors shall be installed on the rear elevations <br />of the garages to illuminate the garage doors. Additional illumination of the alleys shall <br />be completed by the placement ora streetlight at both ends of each alley. The final <br />location and design of the garage lights and street lights shall be subject to the review and <br />approval of the Planning Director and City Engineer prior to the approval of the final map <br />for this 4,000-square-foot lot development. <br /> <br />31. <br /> <br />Approval for the number, type mhd location of public fire hydrants in the alleys shall be <br />subject to the approval of the Fire Chief and the City Engineer. <br /> <br />4,000-Square-Foot Lot Development Plan Page 5 of 5 Revised August 18, 2000 <br /> <br /> <br />
