A minimum of 15 percent and up to a maximum of 35 percent of each house plan shall be <br />constructed in this 4,000-square-foot lot development. No more than two of the same <br />plan shall be built adjacent to each other. No units with the same plan/elevation shall be <br />constructed adjacent to each other. The developer shall be responsible for submi~ing a <br />plot plan to the Planning Director lbr review and approval showing the speeifie plan types <br />to be built in each release prior to the issuance of a building permit for any of the homes <br />in that release. <br /> <br />The porches shall not be enclosed or eliminated. The developer shall disclose this <br />information to all homeowners in the development and shall record a deed restriction, <br />subject to the review and approval of the City Attorney, stating this prohibition with all <br />lots within this development. Proof of recordation shall be provided to the Planning <br />Director prior to the issuance ora building permit. <br /> <br />I0. <br /> <br />The garage structures shall only have a second floor if it is a second unit. Otherwise, the <br />garages shall be built as a single-story building 15 feet in height or less, measured from <br />the highest to lowest portion of the structure. A maximum of 75 percent of the <br />market-rate homes in the 4,000-square-foot lot portion of this development may have <br />two-story garages (garage first floor and second unit on the second floor). All <br />single-story garages shall be designed to provide storage space in the top of the garage. <br />A prohibition against future second-floor additions to the single-story garages shall be <br />included in the CC&R's for the project and shall be disclosed to future homebuyers. The <br />developer shall submit a house plotting plan for each release which shows the location of <br />the single-story garages evenly dispersed thxoughout the project to the Planning Director <br />for review and approval prior to the issuance of building permits for the release. <br /> <br />Architecture: <br /> <br />11. <br /> <br />The colors and materials of the homes shall be submitted for the review and approval of <br />the Planning Director prior to the issuance ora building permit for any of the homes in <br />this 4,000-square-foot lot development. <br /> <br />12. <br /> <br />The porches shall be increased to eight feet in width on all models except Plan 2 and the <br />duet model, which shall have minimum seven feet wide porches. Also, functional <br />entrances to all porches shall be included on all models, regardless of whether or not the <br />optional pmio doors shown on the plans are selected. These revised porch widths and <br />designs shall be submitted for the review and approval of the Planning Director prior to <br />the issuance ora building permit for the homes in this 4,000-square-foot lot development~ <br /> <br />13. <br /> <br />Railings shall be added to the porches on all house plan styles except the Santa Barbara, <br />French, and Colonial styles.
