4.000-SOUARE-FOOT LOT DEVELOPMENT PLAN <br /> <br />Site Plan/Develooment Standards: <br /> <br />The 4,000-square-foot lot development shall be substantially as shown on the <br />development plans, Exhibit "A," dated "Received August 1 g, 2000" on file with the <br />Planning Department, except as modified by the follo~ving conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br /> <br />The developer shall prepare development standards for inclusion within the CC&R's for <br />room additions, decks, patio covers, pools, and other accessory structures for review and <br />approval by the Planning Director prior to approval of a final map for this <br />4,000-square-foot lot development. Said standards shall limit such structures in such a <br />way ms to ensure adequate open space in rear/side yards while allowing reasonable use of <br />accessory structures. <br /> <br />The paved surface of the alley shall be 20 feet in width. The final design and materials of <br />the alley and stormwater collection system for the alleys shall be submitted for the review <br />and approval of the Planning Director and City Engineer prior to the recordation of the <br />final map for this 4,000-square-foot lot development. <br /> <br />The design and dimensions of the concrete driveway aprons into the garages shall be <br />submitted for the review and approval of the Planning Director and City Engineer prior to <br />the issuance ora building permit for any of the lots in the 4,000-square4bot lot <br />development. <br /> <br />Homes and fences on a comer lot shall have a five-lbot minimum setback from the street <br />side property line. <br /> <br />The rear property lines of the lots shall extend to the center of the alley and a 20-foot <br />wide ingress/egress easement recorded for the alley. The maintenance of the alley, <br />including roadway, stormwater collection system, etc., shall be provided by the <br />development homeowners association, it shall also be the duB, of the association to <br />ensure that this alley is kept clear of all obstructions and that cars not be parked extending <br />into any portion of the 20-foot alley. The final details of the responsibilities of the <br />association and its maintenance of this alley shall be provided for the review and approval <br />of the City Attorney and Planning Director prior to the approval of a final map for this <br />4,000-square-foot lot development. <br /> <br />The maximum FAR for all homes in the 4,000-square-lbot lot development shall be <br />65 percent which excludes up to 600 square feet of garage and 600 square feet of the <br />second unit over the detached garage. <br /> <br />4,000-Square-Foot Lot Development Plan Page I of 5 Revised August i 8, 2000 <br /> <br /> <br />
