22. <br /> <br />23. <br /> <br />24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />28. <br /> <br />29. <br /> <br />shall be subject to the review and approval by the Planning Director prior to issuance of <br />building permits for the project. <br /> <br />All trees used in landscaping of the apartment project shall be a minimum of 15 gallons <br />in size, all primary shrubs a minimum of 5 gallons, and all ancillary shrubs a minimum of <br />1 gallon in size. <br /> <br />Prior to occupancy of 50% of the apartment project, the landscape architect shall certify <br />in writing to the Planning Director that the landscaping has been installed in accordance <br />with the approved landscape and irrigation plans with respect to size, number, and species <br />of plants and overall design concept. <br /> <br />The developer shall include within the apartracnt project design a fully screened location <br />for a future satellite dish antenna satisfactory to the Planning Director or provide <br />underground cable facilities to serve all users of the site. The developer shall indicate on <br />the building permit plan check set whether underground cable will be available on-site <br />and shall indicate the potential location of any future satellite dish. <br /> <br />The applicants shall install lighted complex directory signs near the driveways showing <br />the location of apartment building clusters, units, and streets. Prior to the issuance of <br />building permits for the apartment project, the developer shall submit the design of the <br />directory signs to the Planning Director for review and approval. <br /> <br />All trash enclosures shall match the materials and colors of the apartment buildings. The <br />applicants shall include trash enclosure elevations on the plans submitted for issuance of <br />building permits. Said plans shall be subject to review and approval by the Planning <br />Director prior to issuance of building permits. Trash containers shalI be stored within the <br />enclosures at all times, except when being unloaded. <br /> <br />Thc applicants shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted lbr issuance of building permits, <br />thc adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to each building occupancy. <br /> <br />All apartment parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaccs are fronted by concrete curbs, in which case sufficient areas shall be provided <br />beyond the ends of all parking spaces to accommodate the overhang of automobiles. <br /> <br />The applicant shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping installed in the apartment project will be <br />maintained at all times in a manner consistent with the approved landscape plan for this <br />development prior to building occupancy.
