prevent such drainage if tbund necessary by the City Engineer/Director of Building <br />Inspection. <br /> <br />15. <br /> <br />Parking along the "One Way Drive" shall be limited to the outer (apartment side) oftbe <br />loop road. The location and striping of the parking spaces shall be subject to the review <br />and approval by the Planning Director prior to building permit issuance. <br /> <br />16. <br /> <br />If washer/dryers are not provided for each unit, the applicants shall provide laundry <br />room/buildings for the residents. The location and design of the laundry room/buildings <br />shall be subject to the final review and approval by the Planning Director prior to <br />building permit issuance. <br /> <br />Architecture <br /> <br />17. <br /> <br />The end of the southernmost building fronting Valley Avenue Extension shall be lowered <br />to two-stories, subject to the final review and approval by the Planning Director. <br /> <br />General <br /> <br />18. <br /> <br />Thirty-one (31 ) of the units shall be reserved for qualifying "lower-income" households <br />in perpetuity. Twenty of these units shall be rented at rates aflbrdable to very <br />low-income households (50% of median income) and 11 units shall be rented at rates <br />affordable to low-income households (80% of median income). The terms and conditions <br />for implementing this condition shall be included in an "Affordable Housing Agreement" <br />which shall be approved by thc City prior to issuance of building permits. This <br />agreement shall include the methodology for setting rents consistent with the above <br />affordability requirements, eligibility requirements for qualifying households, the <br />location of units dispersed throughout the complex, the mix of units at generally the same <br />unit type mix as exists throughout the complex, and the quality standards of these units at <br />generally the same as like units in the complex. The "Affordable Housing Agreement" <br />shall run with the land and recorded prior to issuance of building permits. <br /> <br />19. <br /> <br />Unless a phasing plan for improvements is approved by the Planning Director, the <br />developer shall complete all of the on-site improvements at one time. <br /> <br />20. <br /> <br />The parking/storing of boats, campers, recreational vehicles, and trailers on site or in any <br />parking space shall be prohibited. The developer shall include this restriction in all <br />leases, <br /> <br />21. <br /> <br />The location of any groand-mounted air conditioning units shall be subject to approval by <br />the Planning Director prior to issuance of building permits for the project. Said air <br />conditioning units shall be screened by landscaping and located behind painted wood <br />screen walls (solid or lattice).
