Guest parking may be provided entirely <br />off-site by means of on-street parking. A final parking lot plan shall be submitted for <br />review and approval by the Planning Director prior to issuance ora building permit. <br /> <br />The carport design shall provide for adequate separation between vehicles and the carport <br />support posts, subject to the approval by the Planning Director. <br /> <br />Alternative paving materials (e.g., concrete pavers, stamped colored concrete, etc.) shall <br />be incorporated at the project entry driveways. The paving materials and locations shall <br />be subject to the final review and approval by the Planning Director prior to building <br />permit issuance. <br /> <br />Open parking space and drive aisle dimensions shall comply with the Municipal Code. <br />The final design of the parking spaces and drive aisles shall be subject to the final review <br />and approval by the Planning Director prior to building permit issuance. <br /> <br />In the event the City determines to locate a bus stop along the frontage of the <br />apartmentdVillage Commons frontage on Valley Avenue, the applicant shall construct a <br />bus shelter with trash receptacle at the bus stop. These shall be completed prior to <br />occupancy. The precise shelter location and design shall be approved by the Planning <br />Director prior to issuance of project building permits. An encroachment permit shall be <br />obtained prior to installation if located within the street righi-of-way. Lighting shall be <br />provided if determined necessary by the Planning Director. The shelter and trash <br />receptacle shall be maintained by the apartment project owner. <br /> <br />No fencing/walls shall be permitted around the perimeter of the apartment complex. <br /> <br />No speed bumps or fencing shall be placed within the drive aisles of the project site <br />unless otherwise approved by the Planning Director and Fire Chief. <br /> <br />Light standards in the parking lot areas shall not exceed 15 fi. tall and, if determined <br />necessary by the Planning Director, shall incorporate cut-off shield type fixtures to <br />prevent glare onto adjacent properties or roadways. <br /> <br />The northwestern apartment driveway providing direct access to Valley Avenue <br />Extension shall be fight tam ingress/egress only. Prior to issuance of building permits, a <br />signing/striping plan for the driveway shall be submitted to and approved by the Planning <br />Director and City Engineer. <br /> <br />A car wash bay shall be provided for the residents of the apartmant complex. The car <br />wash area shall be covered and shall drain through an oil/water separator to thc sanitary <br />sewer, subject to approval by DSRSD, or collected in a holding tank for removal by a <br />disposal and recycling service. If the area is connected to the sanitary sewer, a sign shall <br />be posted prohibiting the dumping of hazardous materials. Recycling of water is <br />encouraged.
