1I. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />17. <br /> <br />The project developer shall install with the electrical charging station/parking spaces <br />designated on the site plan, a sign by the designated parking spaces stating: "Parking for <br />Electrical Vehicles Only, Contact Building Owner for Information". The sign design <br />shall be shown on the building permit plan set submitted for review and approval by the <br />Planning Director before issuance of a building permit. <br /> <br />The project developer shall install a designated smoking area set away from the buildings' <br />main entrances. This change shall be shown on the building permit plan set submitted for <br />review and approval by the Planning Director before issuance ora building permit. <br /> <br />The project developer shall submit a final lighting plan for the building and the site for <br />the review and approval of the Planning Director prior to issuance of building permits. <br />Site lighting shall be directed away from the residences located on the northeasterly side <br />of Valley Avenue and shall achieve the requirements of the Security Ordinance. <br /> <br />There shall be no truck deliveries, parking lot sweeping, or garbage pick-up between the <br />hours of 10:00 p.m. and 6:00 a.m. <br /> <br />Any restaurant facility, including cafeterias, shall be equipped at ali times with filtering <br />devices to minimize odors and fumes. <br /> <br />The project developer shall prepare a program of alternative transportation measures <br />including, but not limited to, rideshare matching and subsidies/rewards, preferential <br />parking, alternative work hours, and carpooling/vanpooling, the means by which these <br />measures ~x411 be marketed to the business' employees, and the provision of reports to the <br />City of Pleasanton of the performance of the trip reduction program. The project <br />developer shall work out the details of the program with the Planning Director and the <br />City's TSM Coordinator. The program shall be submitted to the Planning Director and <br />TSM Coordinator with the first building permit application for review and approval <br />before issuance of the first occupancy permit. <br /> <br />If the overall project site is to be subdivided, the project developer/subdivider shall record <br />CC&R's at the time of recordation of the final map, creating a property owners <br />association for the development. The CC&R's shall be subject to the review and approval <br />of the City Attorney prior to recordation of the final map. The property owners <br />association shall be responsible for maintaining ali private streets, private utilities, <br />oil/water separators, and other common areas and facilities on the site; maintaining all <br />landscaping extending to the face of curb; implementing all storm water measures <br />including maintaining landscaping fimctioning as a vegetative filter area; and, <br />implementing all project-wide trip reduction measures and programs. The City shall be <br />granted the rights and remedies of the association, but not the obligation, to enforce the <br />maintenance responsibilities of the property owners association. The project developer <br />shall record at the time of recordation of the final map reciprocal access, parking, and <br />utility easements, with maintenance and repair responsibilities clearly defined among all <br />parcels unless otherwise approved by the Planning Director. <br /> <br />Office Development Plan Page 3 of 12 Revised August 18, 2000 <br /> <br /> <br />
