18. <br /> <br />Any generator and associated equipment, e.g., fuel tank, located in a designated enclosure <br />shown on the site plan shall not project above a horizontal plane established by the <br />enclosures' wails. With the application for building permit approval, the applicant shall <br />provide a section through the enclosure showing the generator/equipment installation to <br />the Planrimg Director for review and approval before issuance ora building permit. <br /> <br />Buildin~ and Site Design Reouirements: <br /> <br />lC). <br /> <br />The project developer shall post address numerals on the building so as to be plainly <br />visible from ail adjoining stree~ or driveways during both daylight and night time hoars. <br />Tenant spaces shall be identified as determined by the City. <br /> <br />20. <br /> <br />The project developer shall effectively screen from view all ducts, meters, emergency <br />power generators, and any other mechanical equipment, whether on the sl~ucmre or on <br />the ground, with materials architecturally compatible with the main structure. Screening <br />details shall be shown on the plans submitted for issuance of building permits, the <br />adequacy of which shall be determined by the Planning Director. All required screening <br />shall be provided prior to occupancy. <br /> <br />21. <br /> <br />All HVAC equipment, antennas, satellite receiving stations, etc., shall be located within <br />the buildings' roof-equipment wells, and shall project no kigher than a horizontal plane <br />defined by the top-edge of the equipment screens/parapet walls. This requirement may be <br />waived by the Planning Director if it can be demonstrated via lines-of-sight analyses that <br />the equipment would not be visible from view. The locations for the viewpoints shall be <br />specified by the Planning Director. All HVAC equipment shall be annstmcted and <br />operated in such a manner that noise emanating from it will not be pemeptible beyond the <br />property plane of the overall project site. <br /> <br />22. <br /> <br />All trash and refuse shall be contained completely within the enclosures shown on the site <br />plan. The enclosures' design, including colors, materials, and detailing, shall match the <br />design of the buildings. The enclosures' gates shall be constructed of metal or solid <br />wood. The location and design of the enclosures shall be shown on the plans submitted <br />for issuance of building permits. Trash containers shall be stored within the enclosure at <br />all times, except when being unloaded. <br /> <br />23. <br /> <br />The location of any pM-mounted transformers shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building Department. Such <br />transformers shall be screened by landscaping or contained within an enclosure matching <br />the building and with corrugated metal gates. All transformers shall be shown on the <br />plans submitted for issuance of building permits. The project developer shall attempt to <br />locate transformers at the rear of the site. <br /> <br />24. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas shall be provided beyond the <br />ends of all parking spaces to accommodate the overhang of automobiles. <br /> <br />Office Development Plan Page 4 of 12 Revised August 18, 2000 <br /> <br /> <br />
