Planning Requirements: <br /> <br />Site and building signage for the office development shall be reviewed under a <br />comprehensive signing program submitted to the Planning Director for consideration <br />under separate application. General specifications for the site/building signs would <br />include the business park monument sign locations facing Bernal Avenue and Valley <br />Avenue shown on the development plan, one project identification sign facing 1-680 or <br />the 1-680/Bemal Avenue exit ramp, one building-mounted sign per building above the <br />first-floor level facing any direction, one monument identification sign per building, and <br />traffic-directory signs. Except for the traffic directory signs, all lettering shall be <br />constructed of metal letters with halo-lit or flood-lit illumination. <br /> <br />With the first construction phase, the project developer shall construct the two buildings <br />facing Valley Avenue, the entire landscape area facing 1-680 and thc 1-680/Bernal <br />Avenue exit ramp, and the landscape/sidewalk areas facing Bernal Avenue and Valley <br />Avenue. Parking and other infrastructure requirements to match the building intensity <br />proposed in any phase shall be reviewed and approved by the Planning Director prior to <br />building permit(s) for each phase. <br /> <br />The project developer shall work with representatives of the Civic Arts Commission in <br />identifying a program for the display of permanent public artwork for the overall project. <br />The program shall identify the locations for public art work, the type of art work <br />(e.g., mobile sculpture, static sculpture, metal, masotrry, etc.) and a hierarchy of public art <br />work, c.g., major project identification piece, individual building pieces, etc. The project <br />developer shall submit the public art program to the Planning Director for review and <br />approval before issuance of the first building permit. <br /> <br />The 15-foot wide landscape areas located between parking and private streets and the <br />perimeter landscape areas facing Bemal Avenue, 1-680, and the 1-680/Bernal Avenue exit <br />ramp, and facing the southeasterly project boundary line shall be configured, graded, and <br />maintained to function as vegetative filter swales. Prior to issuance of an on-site permit <br />for the overall proposed project or any project phase, the City Engineer shall determine <br />that the vegetative filter areas for the overall project will be effective. If the City <br />Engineer determines otherwise, the project developer shall install standard oil/water <br />separators in the parking areas as required by the City Engineer. <br /> <br />10. <br /> <br />Prior to issuance of the first building/on-site permit, the project developer shall submit a <br />maintenance program for the vegetative swale areas to ensure their continued function as <br />a landscape filter area lbr stormwater runoff from the parking areas or for the oil/water <br />separators. If the overall devalopment site is subdivided, the maintenance program(s) <br />shall be included in the CC&R's. If not subdivided, in order to identify the maintenance <br />program to future property owner(s), it shall be identified in the parcel's title via a deed <br />restriction, recorded prior to occupancy of the first building. The wording of the <br />CC&R's/deed restriction shall be provided to the City Attorney for review prior to <br />recordation. <br /> <br />Office Development Plan Page 2 of 12 Revised August 18, 2000 <br /> <br /> <br />
