OFFICE DEVELOPMENT PLAN <br /> <br />General Conditions: <br /> <br />Development of the office portion of the PUD Development Plan shall be substantially as <br />shown on the developmem plans, Exhibit "A", dated "Received August 18, 2000" on file <br />with the Planning Department, except as modified by the following conditions. Minor <br />changes to the plans may be allo~ved subject to the approval of the Planning Director if <br />ibund to be in substantial conformance to the approved exhibits. <br /> <br />The office portion of the overall PUD Development Plan shall be of no further validity <br />and the project developer shall be required to submit the same or new development plan <br />for City approval prior to development of the site unless a building permit is issued and <br />construction has commenced and is diligently pursued toward completion on at least one <br />phase of the project, or an extension has been approved by the City within two years of <br />the PUD Development Plan approval. Starting construction on a phase of the project <br />shall add two additional years to that lapsing provision. <br /> <br />Prior to issuance of building permit(s), the project developer shall pay the required <br />commercial development school impact fee as proscribed by state law and as adopted by <br />thc Pleasanton Unified School District~ <br /> <br />Revised PUD Develoument Plan: <br /> <br />The PUD Development Plan for the office portion of SP-95-02/PUD-02 shall be modified in the <br />following rammer: <br /> <br />The overall project landscape area adjoining thc 1-680/Bernal Avenue exit ramp shall be <br />modified to match the appearance of the similar landscape area of the "Bernal Corporate <br />Park" facing 1-680. To accomplish this objective, the project developer shall increase the <br />number of plant species in this area, and shall arrange the plantings in clusters and <br />groupings that achieve a varied appearance in terms of heights and density and which <br />t'rame views of the site and of Buildings "D" from the freeway and exit ramp. This <br />change shall be shown on a project-wide landscape plan for this area, submitted with the <br />first building permit application for review and approval by the Planning Director before <br />issuance ora building permit. <br /> <br />/he water feature located at the "fountain plaza" opposite the Bemal Avenue project <br />entrance shall feature an operating fountain. The fotmtaln shall include public art. The <br />fountain design shall be included on the final landscape plan for this area, submitted to <br />the Planning Director for review and approval before issuance of a building permit. <br /> <br />Office Developmeat Plan Page 1 of 12 Revised August 18, 2000 <br /> <br /> <br />
