Street lighting at streets adjacent to Phase II lands both sides shall be <br />allowed wider spacing, about 200-240 feet so long as intersections, curves, and <br />underpasses are adequately llt. <br /> <br />(0 <br /> <br />In addition to the Bemal Avenue Design Plan described above, the Landscape <br />Plan shall provide the conceptual landscape strategy for all locations at the Project <br />edge where the Property abuts adjacent uses. <br /> <br />(g) <br /> <br />Proposed noise berms along 1-680 shall be landscaped in a natural appearing <br />tnanner, but landscape material shall be selected so as not to grow to such height <br />and mass as to continuously block views fi'om 1-680 to Pleasanton Ridge. Taller <br />landscaping shall be clustered to provide view corridors to the Ridge. <br />Landscaping shall consist primarily of shrubs and trees (following hydro-seeding <br />with a native flower mix) on the 1-680 side of the berm as shown in Exhibit I7. <br /> <br />(h) <br /> <br />Landscaping shall be provided as a means of improving the appearance of any <br />soundwalls that may be constructed along the UPRR railroad tracks. <br /> <br />(i) <br /> <br />Landscaping shall be utilized along the edge of the Alameda County <br />Transportation Corridor as a buffer and a means of redaning potential light and <br />glare fi'om, and visibility of tho nearby industrial and warehousing operations. <br /> <br />(J) <br /> <br />Additional vegetative screening shall be used along the deveinpment edges, where <br />appropriate, to soPten views of peripheral buildings and to integrate landscaping <br />with native vegetation. <br /> <br />Landscape Maintenance. Property Owner shall be responsible for replacement of all <br />landscaping that does not survive initial planting for a one (1) year warranty period <br />following installation. <br /> <br />(a) <br /> <br />Following the one-year warranty period, City shall accept all maintenance <br />responsibility for all Project landscaping within medians, traffic circles, and <br />roundabouts. <br /> <br />(b) <br /> <br />Private homeowners, homeowners' associations, or private maintenance districts <br />shall be responsible for maintenmme of all streetscape installed behind curbs and <br />all landscaping installed as buffers between residential use and the Alameda <br />County Transportation corridor and drainage channels. <br /> <br />(c) <br /> <br />All maintenance responsibilities within the neighborhood and Phase 1I Imerim <br />Open Space lands (upon City taking ownership) shall be the responsibility of the <br />City. <br /> <br />Conditions of Approval Page 39 of 49 Revised August 21, 2000 <br /> <br /> <br />
