(a) <br /> <br />(b) <br /> <br />(c) <br /> <br />(d) <br /> <br />(e) <br /> <br />The Landscape Plan shall include a landscaping program for the south (Project) <br />side of Bernal Avenue that is consistent with and complimentary to the sycamore <br />tree-lined streetscape on the north side and in the median of Bemal Avenue. The <br />landscape program shall: <br /> <br />(i) <br /> <br />Be consistent with the Community Character Element of the Pleasanton <br />General Plan. <br /> <br />(ii) <br /> <br />Provide for a tree-planting program for those trees removed in or along <br />Bernal Avenue, utilizing tree species complementary to the sycamore trees <br />presently lining Bernal Avenue. <br /> <br />(iii) Provide for bicycle paths and sidewalks along Bemal Avenue. <br /> <br />The Landscape Plan shall include a consistent and comprehensive ~qtreetscape <br />landscaping program for all major public streets and parking lots w/thin the <br />Program. Streetscape design shall correspond to and enhance the hierarchy of <br />street types; identify key Program entry points; provide a pedestrian, human scale <br />to the street enviromnent; provide for pedestrian safety; provide shading for <br />streets; and provide shade and landscaping in parking lots. The streetscape <br />landscaping program shall include the following major components: <br /> <br />(i) <br /> <br />For Valley Avenue from Bemal Avenue to the Village Commons, <br />landscaping shall be installed within the median, and in tree wells located <br />within the building setback from the edge of the street. <br /> <br />(ii) <br /> <br />Each major Project entry point along Bernal Avenue shall have a <br />distinctively landscaped entry feature. <br /> <br />Plant materials shall be used to establish a hierarchy of streets; to identify' key <br />entries, and focal points; and to semen unsightly uses or noise sources. Landscape <br />materials shall be attractive, provide shade, and, where practicable, shall be <br />drought resistant, non-invasive, and native plants. Landscaped areas shall include <br />a varied palette of plant materials emphasizing flowering groundcovers, shrubs, <br />and omamemal trees. Landscape materials shall provide dense cover when used <br />as screening. Retaining walls with natural surface materials or low contrast color <br />and vegetation treatments may be used along Project roads to minimize grading. <br /> <br />Water efficient irrigation systems shall be utilized to conserve water in all Project <br />irrigation of public landscape areas. <br /> <br />A cmnprehensive community lighting plan shall be prepared for the Project, <br />including the Village Commons and the neighborhood parks. Project lighting, <br />other than street lighting, shall seek to avoid excessive light or glare during the <br /> <br />Conditions of Approval Page 38 of 49 Revised August 21, 2000 <br /> <br /> <br />
