(ii) <br /> <br />Ali riparian vegetation along the Arroyo de la Laguna, with the exception <br />of certain trees that may need to be removed in order to accommodate <br />improvements to the Bernal bridge. <br /> <br />(iii) <br /> <br />The majority of sycamore and other species of trees located on the north <br />side of Bemal Avenue, except for certain trees that will need to be <br />removed to accommodate planned improvements at the Bernal Avenue/ <br />Valley Avenue intersection. <br /> <br />(iv) <br /> <br />Existing oak trees located in the Western Area, between the dry channel <br />and Arroyo de la Laguna. <br /> <br />(b) <br /> <br />Trees to be Removed. Trees that are to be removed are generally those which lie <br />within the Phase I development areas, and generally include, but not limited to, <br />the following: <br /> <br />(i) All existing willow and cottonwood trees in the Eastern Area. <br /> <br />(ii) <br /> <br />The existing trees planted parallel to, but approximately 1,200 feet south <br />of Bernal Avenue within the Central Area affected by the Phase I <br />development. <br /> <br />(iii) <br /> <br />All trees, primarily consisting of previously planted ornamental species, <br />located in the vicinity of the former farmhouse in the Western Area. <br /> <br />(iv) <br /> <br />All sycamores, walnuts, and other trees along the southern frontage of <br />Bernal Avenue from the Arroyo de la Laguna to Valley Avenue and as <br />necessary to accommodate Street W's extension, generally as shown on <br />Exhibit I5, Bernal Avenue Improvements. Before these trees may be <br />removed, a bond for their replacement landscaping must be posted which <br />may be made a part ora subdivision agreement security), and replacement <br />landscaping must be completed within twelve (12) months of their <br />removal (unless an extension is granted by the Planning Director due to <br />the inadvisability of installing the landscaping within that thneframe). <br /> <br />Certain median trees and trees on the norlhern frontage of Bernal Avenue <br />as necessary for planned access into and from the Project. Property Owner <br />shall phase removal of such trees consistent with intersection <br />improvements as needed. <br /> <br />65. General Landscape Requirements. The Preliminary Street Tree Plan, Exhibit 16, <br /> Landscape Buffer (Soundberm) Plan (Exhibit 17), and individual project landscape plans <br /> shall be revised to incorporate the following changes. Revised landscape plans shall be <br /> submitted for review and approval by the Planning Director prior to approval of the first <br /> final map for the Project. <br /> <br />Conditions of Approval Page 37 of 49 Revised August 2I, 2000 <br /> <br /> <br />
