Property Ownerlin accordance with City standards~ shall install traffic safety <br />signs and devices and street name signs. Proposed street names shall appear on <br />Final Maps. <br /> <br />Street lighting shall be installed in conformance with City requirements. <br />Alternative street lighting design that accomplishes the same requirements and <br />that complements the design theme of the Project shall also be acceptable, <br />provided, however, that non-standard lights may require Property Owner <br />maintenance. Property Owner shall submit detailed plans nf proposed street <br />lighting, including photometrics, for lighting to be installed prior to approval nfs <br />Final Map. <br /> <br />45. <br /> <br />Bernal Avenue Improvements. Thc Project shall dedicate, from its property, necessary <br />right-of-way and shall construct the improvements to Bemal Avenue to achieve the lane <br />configurations shown on Figure 4-7, Phase I Bernal Avenue Improvements, of the Bernal <br />Property Specific Plan. City shall cooperate as necessary to facilitate acquisition of <br />right-of-way from other property owners as necessary to accommodate right-of-way <br />ilnprovements. <br /> <br />(a) Bernal Avenue improvements may be phased. <br /> <br />(i) <br /> <br />If phased, at the time the City reviews a Tentative or Final Map, the <br />Property Owner shall show preliminary designs for any Bemal Avenue <br />improvements contemplated at that time and/or necessary to maintain <br />LOS D conditions with that phase. <br /> <br />(ii) <br /> <br />Phased improvements shall be constructed in conjunation with the final <br />map improvements associated with that phase. <br /> <br />(iii) <br /> <br />The westbound and southbound right-turn lanes at the Valley Avenue- <br />Bernal Avenue intersection may be deleted from this Project's <br />improvement requirements, if, at the review of the MVTM, a traffic study <br />satisfactory to the City Engineer demonstrates that these lanes will not be <br />needed in the "Build-Out, No West Las Positas Interchange" conditions <br />and with only Phase I development on the Property. <br /> <br />(b) <br /> <br />All Project street intersections with Bemal Avenue planned for full turning <br />movements (excluding the 1-680 interchange on- and off-mtnps) shall be <br />signalized by the Property Owner at such time as traffic signal warrants indicate <br />that signalization is needed. These are the Western Area access (full <br />signalization) and Valley Avenue (modifications to existing signalized <br />intersection.)
