38. <br /> <br />(b) <br /> <br />A storm water improvemem pollution prevention plan, as required under <br />Condition 60. <br /> <br />(c) The Tree Preservation and Removal Plan, as required by Condition 64. <br /> <br />d) <br /> <br />All applicable mitigation measm'es adopted pursuant to the Final EIR, and any <br />subsequent geological/geotechnical report recommendations. <br /> <br />Pre-Grading Requirements. All grading plans shall incorporate recommendations of <br />the follo~ving required additional studies, permits and/or reports as applicable: <br /> <br />(a) <br /> <br />Property Owner shall complete a detailed soils and geology report for areas <br />directly affected by grading activity. This report shall conform to the <br />requirements of City Grading Ordinance and shall be submitted to and approved <br />by thc City Engineer or geologist consulting with the City Engineer. Soil tests <br />shall include compaction tests of proposed fill soils. A geology map at the stone <br />scale as the proposed grading plan shall be prepared. All recommendations from <br />the geology report shall be incorporated into grading plans and specifications. If <br />the geology report indicates potential for expansive soils, detailed <br />recommendations for foundation system design shall be provided. <br /> <br />(b) <br /> <br />Property Owner shall submit an erosion and sedimentation control plan or <br />procedure as part of final grading and/or development plans. Such measures shall <br />be maintained until such time as permanent landscaping is in place. The plan <br />shall be updated in September of each year to reflect actual field conditions. <br /> <br />(c) <br /> <br />If applicable, Property Owner shall obtain mad comply with all conditions of <br />applicable wetlands permits and strean~ bed alteration agreements prior to grading <br />or fill activities on specific areas determined to be within the jurisdiction of the <br />US Army Corps of Engineers or the California Department ofFish and Game, <br />and/or Regional Water Quality Control Board. <br /> <br />(d) <br /> <br />Property Owner shall conduct gccpk2,':i=:! zurveys to locate any abandoned or <br />undiscovered wells and any pipe distribution systems remaining from past <br />municipal well fields within any areas directly affected by grading activity. If <br />prior abandonment of existing wells does not meet current standards, Property <br />Owner shall seal and destroy such wells in accordance with current standards. If <br />additional wells are discovered that are not to be used for the Project, they shall be <br />removed or capped in place according to current standards. Property Owner shall <br />coordinate with Zone 7 and reach agreement as to thc disposition of any Zone 7 <br />monitoring walls on the Property. All wells located on the Phase II areas of the <br />Property stall be identified and the disposition of these wells determined in <br />consultation with the City. <br /> <br />Conditions of Approval Page 19 of 49 Revised August 21,2000 <br /> <br /> <br />
