36. <br /> <br />37. <br /> <br />of any Tentative Map or Final Map, provided that such grading shall be conducted in <br />general compliance with Exhibits 11-14, Preliminary Grading and Utility Plan, general <br />City grading requiremems, and all other applicable grading conditions identified in this <br />PUD. <br /> <br />(a) <br /> <br />As demonstrated in Exhibits 11 - 14, Preliminary Gmding and Utility Plan, mass <br />grading of the Project site shall seek to balance the amount of cut-and-fill <br />proposed within the Project. <br /> <br />(b) <br /> <br />if hauling of fill material from one major area (Eastern, Central, or Western) to <br />another requires use of City streets, such hauling shall not occur during peak <br />traffic periods (as determined by the City Engineer), and Property Owner shall <br />repair any damage caused to City streets, including road surface re-paving if <br />necessary. <br /> <br />(c) <br /> <br />The Director of Public Works shall approve, in advance, all haul routes proposed <br />for delivery of construction mater/al and equipment. If the Valley Avenue/Bemal <br />Avenue intersection is an approved haul route, necessary lane improvements and <br />signalization (including signal timing) shall be provided by Proper~y Owner. <br /> <br />Refined Grading Plans. The Preliminary Grading and Utility Plan, as shown in <br />Exhibits 1 t-14, shall be refined at subsequent approval stages, and shall be subject to <br />further City review and approval at those times. Firral grading plans should seek to: <br /> <br />(a) <br /> <br />Maintain all fill areas underlying and/or supporting residential or <br />commercial/office development at slopes not exceeding 3:1, horizontal to vertical. <br />Slopes exceeding 3:1 horizontal to vertical shall be allowed as necessary for the <br />construction of noise berms. <br /> <br />(b) <br /> <br />Grade the boundary between residential uses and the Phase II lands to minimize <br />drainage from one parcel traversing across onto another adjoining pamal, unless <br />satisfactory measures are taken to manage such runoff. <br /> <br />(c) <br /> <br />Establish all building pads at a minimum of one-foot above the 100-year flood <br />elevation. <br /> <br />(d) <br /> <br />Stockpile topsoil and/or design haul cycles so that topsoil is not lost or mixed <br />with other material in fills. <br /> <br />Grading Plan Consistency with Other Plans. Unless waived by the City Engineer, all <br />grading plan applications shall demonstrate compliance with the following Conditions <br />and Exhibits, as may be modified or refined through further planning, design and <br />engineering: <br /> <br />(a) Exhibit 11 - 14, Preliminary Grading and Utility Plan. <br /> <br />Conditions of Approval Page 18 of 49 Revised August 21, 2000 <br /> <br /> <br />
