18. 19. 20. 21. 22. 23. Drainage On site drainage shall be modified as necessary to accommodate upstream flows and to ensure that all new development is located outside of 100 year flood flows. The specific details of the storm drain system shall be submitted in conjunction with the first PUD development plan application. Prior to any grading or drainage hnprovements within or adjacent to Sycamore Creek, project proponents shall obtain all necessary approvals by Department of Fish and Game, Army Corps of Engineers, Regio~ml Water Quality Control Board, or other affected agency. Mechanical Equipment Future development shall effectively screen from view all ducts, meters, satellite dishes, air conditioning equipment, and any other mechanical equipment, whether on the structure, on the ground, or on the roof, with materials architecturally compatible with the main structure. All mechanical equipment shall be constructed in such a manner that noise emanating from it will not be perceptible beyond the property plane of the subject property in a normal environment for that zoning district. The location of any pad mounted transformers shall be subject to approval by the Planning Director prior to issuance of permits by the Building Department. Such transti~rmers shall be screened by landscaping or contained within an enclosure matching the building and with corrugated metal gates. Ai1 transformers shall be shown on the plans submitted for issuance of building permits. The applicants shall attempt to locate transformers at the rear of the site. Tree Preservation No trees have been approved to be removed with this application. In conjunction with the first PUD development plan application, project proponents shall prepare a comprehensive mitigation plan for any trees proposed to be removed from the site. The mitigation plan may include payment to the City's Urban Forestry Fund for removal of heritage trees. CONDITIONS OF APPROVAL
