The specific details of the storm drain system shall be submitted in <br />conjunction with the first PUD development plan application. <br /> <br />Prior to any grading or drainage hnprovements within or adjacent to Sycamore <br />Creek, project proponents shall obtain all necessary approvals by Department of <br />Fish and Game, Army Corps of Engineers, Regio~ml Water Quality Control <br />Board, or other affected agency. <br /> <br />Mechanical Equipment <br /> <br />Future development shall effectively screen from view all ducts, meters, satellite <br />dishes, air conditioning equipment, and any other mechanical equipment, <br />whether on the structure, on the ground, or on the roof, with materials <br />architecturally compatible with the main structure. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the <br />subject property in a normal environment for that zoning district. <br /> <br />The location of any pad mounted transformers shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building Department. <br />Such transti~rmers shall be screened by landscaping or contained within an <br />enclosure matching the building and with corrugated metal gates. Ai1 <br />transformers shall be shown on the plans submitted for issuance of building <br />permits. The applicants shall attempt to locate transformers at the rear of the <br />site. <br /> <br />Tree Preservation <br /> <br />No trees have been approved to be removed with this application. In <br />conjunction with the first PUD development plan application, project proponents <br />shall prepare a comprehensive mitigation plan for any trees proposed to be <br />removed from the site. The mitigation plan may include payment to the City's <br />Urban Forestry Fund for removal of heritage trees. <br /> <br />CONDITIONS OF APPROVAL <br /> <br /> <br />
