The properly shall be <br />dedicated to the City at the time of the first subdivision or issuance of a building <br />permit, whichever occurs first. <br /> <br />Bus Stnp <br /> <br />One or more bus stops with lighted shelters shall be installed at the project site. <br />Design details for the bus stop and shelter shall be subject to review and <br />approval by the City Engineer and Planning Director. <br /> <br />Toxics <br /> <br />The developer slmll reinedlate any contaminated soil or water on the property to <br />comply with the industrial/commercial cleanup levels as determined by the <br />California Enviromnental Protection Agency Department of Toxic Substances <br />Control (DTSC) in accordance with applicable State and Federal law <br />requirements. <br /> <br />Prior to grading, construction, or subdivision of the property, all necessary <br />approvals shall be granted by the Califonfia Environmental Protection Agency <br />Department of Toxic Substances Control (DTSC) as well as any other applicable <br />agency. <br /> <br />The developer shall follow the recommendations listed in the September 16, <br />1997, Levine Fricke Recon report entitled "Status of Environmental Conditions <br />at the Kaiser Center for Technology." <br /> <br />A detailed up-date of all reports and remediation ~neasures shall be submitted <br />with the first PI.JD development plan application. <br /> <br />Public Art <br /> <br />Public art pieces on this site shall be subject to review and approval by the City's <br />Civic Arts Commission prior to installation. <br /> <br />CONDITIONS OF APPROVAL <br /> <br /> <br />
