24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />28. <br /> <br />29. <br /> <br />A tree report prepared by an arborist acceptable to the City shall accompany <br />each future PUD development plan application. The report shall show the <br />precise trunk and dripline locations of all trees over 6 inches in diameter. The <br />tree report shall also include any trees within the open space areas that could be <br />impacted by development. The report shall include recommendations lbr tree <br />preservation during construction and shall review the possibility of relocating <br />exisfmg trees elsewhere on site. Any proposed tree removal on the site would be <br />subject to final review and approval by the Planning Commission in conjunction <br />with the PUD development plan. <br /> <br />Signage <br /> <br />A Master Sign Program for the entire property shall be submitted in conjunction <br />with the development plan application for the first building and shall be subject <br />to the final review and approval by the Planning Contmission. The Master Sign <br />Program shall include the specific details for each type of sign (i.e., colors, <br />materials, illumination, location, sign text, etc.). In addition, the master sign <br />program shall incorporate the lbllowing conditions: <br /> <br />a. Building-mounted signs shall be non-illuminated or halo-illumi~mted <br />channel letters with no illumination allowed between the hours of 11:00 P.M. to <br />7:00 A.M. <br /> <br />Construction <br /> <br />All future site improvements and building construction activities shall be limited <br />to the hours of 8:00 a.m. m 5:00 p.m., Monday through Friday. All <br />construction equipment must meet DMV noise standards and slmll be equipped <br />with muffling devices. <br /> <br />Truck deliveries, parking lot sweeping, or garbage pick-up shall not occur <br />between the hours of 10:00 P.M. and 6:00 A.M. <br /> <br />At no time shall campers, trailers, motor homes, or any other vehicle be used as <br />living or sleeping quarters on the construction site. All such vehicles shall be <br />removed from the site at the end of each work day. <br /> <br />Portable toilets used during construction shall be emptied on a regular basis as <br />necessary to prevent odor. <br /> <br />CONDITIONS OF APPROVAL <br /> <br /> <br />
