10. <br /> <br />h. Install raised medians with landscaping along the frontage of the project <br />site. <br /> <br />All traffic improvements and related street modifications required in Condition <br />No. 6 shall be installed in conjunction with the development of the first building <br />constructed on the property. All street improvements shall be installed prior to <br />receiving building occupancy. <br /> <br />The design of the traffic improvements and related street modifications shall be <br />subject to review and approval by the City Engineer and Planning Director prior <br />to issuance of building permits. <br /> <br />The applicants shall reimburse the North Sycamore Specific Plan developer(s) <br />for the subject property's pro rata share of the Sycamore Road/Sunol Boulevard <br />signalization/street improvements. In addition, at the time the subject property <br />develops, the developer shall install the necessary trafftc arms, signals, and <br />sensors for turning movements into and out of the project site. <br /> <br />If the Castlewood Heights developer(s) installs the Arlington Drive/Sunol <br />Boulevard signalization/street improvements, the applicants shall reimburse the <br />Castlewood Heights developer(s) for half the costs of these improvements. In <br />addition, the developer may install the relocated driveway as shown in the <br />Master Development Plan and install the necessary traffic arms, signals, and <br />sensors for turning movements into and out of the project site at the time the <br />signal is installed if this can be accomplished with no import of fill material. <br />The connection to the traffic signal controlled intersection shall be made at such <br />other time as determined necessary by the City's Traffic Engineer to alleviate <br />uusafe conditions at the present driveway intersection notwithstanding that no <br />new buildings have been constructed or that additional fill material may be <br />needed. If the subject site is developed prior to development of the Castlewood <br />Heights subdivision, the developer shall be responsible for installing <br />Arlington Drive/Sunol Boulevard signalization/street improvements, with half of <br />the costs to be reimbursed by the Castlewood Heights developer at the time that <br />the Castlewood Heights subdivision is developed. <br /> <br />CONDITIONS OF APPROVAL <br /> <br /> <br />
