Uses <br /> <br />The permitted and conditionally permitted uses of the site shall be consistent <br />with the City 's I-P (Industrial Park) District; provided, however, the project <br />stroll consist of a mix of office, research and development, light <br />manufacturing/assembly, sales, and warehouse uses with the mix achieving a <br />goal of no more than 2,600 employees on the site. <br /> <br />Traffic Conditions <br /> <br />The applicants shall implement the traffic mitigation measures as specified in the <br />"Traffic Impact Study of the Proposed Kaiser Aluminum and Chemical <br />Corporation Site" prepared by TJKM dated September 8, 1999. In addition, the <br />applicants shall be responsible for constructing the following additional street <br />improvements: <br /> <br />a. Add 450 foot long southbound right turn deceleration lanes for the two <br />main project driveways. <br /> <br />b. Add an exclusive right turn lane for the northbound freeway on ramp at <br />1-680/Sunol Boulevard interchange. Any traffic improvements made by tile <br />developer that are located willfro the CalTrans right-of-way at the 1-680 Sunol <br />Interchange shall be eligible for credit against the City's traffic impact fees for <br />the project. <br /> <br />c. Add a second northbound left turn lane at the project's southern driveway <br />at Sunol Boulevard/Arlington Drive. <br /> <br />d. Shorten the two northbouud left turn lanes at tile project's northern <br />driveway at Sunol Boulevard/Sycamore Road to approximately 225 feet long <br />each and expand the landscaped median to replace the paving. <br /> <br />e. Provide an exclusive northbound right turn lane at the Sunol <br />Boulevard/Sonoma Drive intersection. <br /> <br />f. Install a third southbound through/right turn lane on Sunol Boulevard <br />between 1-680 and Sycamore Road at a future time when traffic warrants. <br /> <br />g. Retain the existing third northbound lane on Sunol Boulevard between <br />Arlington Drive and Sycamore Road as a through/right turn lane. <br /> <br />CONDITIONS OF APPROVAL <br /> <br /> <br />
