f. Figure IV-13 of the guidelines shall be modified to increase the width of <br />the open ditch in order to provide adequate area lbr low flow drainage while <br />maintaining an aesthetic design/setting. <br /> <br />g. The guidelines shall be modified to state that the architecture of the <br />buildings shall be compatible with each other and suitable for a campus <br />environment. <br /> <br />h. The guidelines shall be modified m state that buildings shall be designed <br />to be energy efficient and shall generally seek to comply with the energy <br />efficiency guidelines of the U.S. Green Building Council. The project shall also <br />incorporate Green Building concepts for use of recycled materials and diversion <br />of waste materials. The developer shall prepare for Planning Director review <br />and approval a diversion plan for the demolition of existing <br />buildings/improvemems on the site prior to the issuance of a demolition permit. <br /> <br />i. The guidelines shall include a statement encouraging Silicon Valley <br />companies to occupy the property. <br /> <br />j. The guidelines shall be modified to require a noise reduction plan to be <br />reviewed and approved by the Planning Commission in conjunction with the first <br />development plan submitted for the site. This plan shall be aimed at reducing <br />noise along Sunol Boulevard and shall include an evaluation of using rubberized <br />asphalt for Sunol Boulevard improvements, overlays of existing pavement, and <br />other noise reduction measures. <br /> <br />Said modilications shall be incorporated into a final edition of the Master <br />Development Plan and Design Guidelines which shall be subject to the review <br />and approval by the Planning Director prior to submission of the first PUD <br />development plan application for the site. <br /> <br />Site Plan and Building Design Approval <br /> <br />All site development, buildings, and parking structures shall require Planned <br />Unit Development (PUD) developmere plan and design review approval by the <br />Plarming Commission. <br /> <br />CONDITIONS OF APPROVAL <br /> <br /> <br />
