The applicant shall <br />install reduced pressure devices on thc water services of those lots with greater than <br />eighty pounds per square inch (80 p.s.i.). The project developer shall loop the 770 Water <br />Zone by extending thc twelve-inch (12") diameter, 770 water line on Laurel Creek Drive <br />northerly from its present terminus to the intersection with Kolb Ranch Road, unless an- <br />other solution satisfactory, to the City Engineer will provide looped service meeting City <br />standards. <br /> <br />Unless otherwise approved by the City Engineer all cut and fill slopes shall be graded at a <br />3:1 horizontal to vertical slope. These changes shall be incorporated into the tentative <br />map. <br /> <br />The storm drainage from each lot shall be directed to the street or an approved storm <br />drain system in accordance with Sections 2907(b)(5) and 7012(d) of the 1998 Uniform <br />Building Code unless otherwise approved by the Building Oll]cial and the City Engineer. <br /> <br />The project developer shall analyze the capacity of the existing storm drain stubbed to <br />this property from Laurel Creek Drive, to ensure there is sufficient capacity in the pipe to <br />carry the storm drain runoff from the proposed development. <br /> <br />The project developer shall install subdrains at the perimeter of all building foundations, <br />at the back of sidewalk or back of curb along all streets within this development. Said <br />drain shall be connected to the underground, public storm drain system unless otherwise <br />approved by the City Engineer. <br /> <br />Unless otherwise approved by the Fire Marshal, no housing construction may begin until <br />such time as an acceptable emergency vehicle access has been established, as defined by <br />the Fire Marshall. This access shall be maintained at all times until the public improve- <br />ments are accepted. <br /> <br />At the time that the final subdivision map is recorded, the project developer shall pay <br />their pm-rata share of the following: <br /> <br />a.
