Where the sidewalk is monolithic to the back-of-curb, the width <br />of the P.S.E. shall be increased to eight feet (8' 0') behind the sidewalk, to allow fbr <br />public utilities to be installed behind the sidewalk. In other areas where there is no side- <br />walk, the eight foot (8' 0") easement shall be measured from the back-of-curb. <br /> <br />The project developer shall post with the City prior to approval of the final subdivision <br />map, an additional performance bond for all subdivision improvements that are not to be <br />accepted by the City of Pleasanton. <br /> <br />The water and gravity sanitary mains shall be public and maintained by the City. There <br />shall be individual sanitary sewer and water laterals to each dwelling unit. There shall be <br />a two-way cleanout on the sanita~ sewer lateral located at the back of the P.S.E. The <br />sanitary sewer system shall be designed to flow by gravity. All sanitary sewers shall be <br />interconnected. <br /> <br />Any portion of the storm drain system located outside of the street right-of-way shall be <br />private and maintained by the homeowners association. <br /> <br />All roof leaders shall be connected to the street gutter or other means acceptable to the <br />City Engineer. <br /> <br />The existing septic tanks and leach fields to homes located on Parcels "G" and "F" shall <br />be abandoned per Alameda County Health Department regulations if required by the <br />Alameda County Health Official. <br /> <br />All subdrains shall have cleanout(s) installed at the beginning of the pipe. The bottom of <br />the pipe shall terminate in a storm drain or other storm drain outfall, subject to the ap- <br />proval of the Planning Director and the City Engineer. The project developer shall sub- <br />mit a final subdrains location map to the City Engineer prior to the acceptance of the <br />public improvements. It shall be the responsibility of the homeo~vner to relocate the sub- <br />drains if, during the excavation of a pool or other subsurface structure, the subdrains are <br />encountered. All owners within the subdivision shall receive notice of the presence of <br />these subdrains. The City Attorney shall approve said notice. <br /> <br />All "v-ditches" installed along the rear property line shall be constructed of concrete. <br />Said "v-ditches" shall be connected to the approve storm drain system, as determined by <br />the City Engineer. <br /> <br />Page 1! of 17 <br /> <br /> <br />
