c. improvements to the Dublin Canyon Road/Foothill Road/Canyon Way imersection <br /> per the development agreement with Hines (Wells Fargo). <br /> <br />70. <br /> <br />All utilities required to serve any existing or proposed development on-site shall be in- <br />stalled underground, unless otherwise determined by the City Engineer. <br /> <br />71. <br /> <br />The project developer shall comply with the recommendations of the geotechnical report, <br />"Preliminary Geotechnical Study, Proposed Twelve Lot Subdivision, 11393 Dublin Can- <br />yon Road for Mr. Bill Kolb (Project No. JB-9753)", prepared by Korbmacher Engineer- <br />ing, Inc., Bruno Korbmacher, P.E., dated December 31, 1997, and the recommendations <br />contained in the letter from the City's geotechnical peer review consultant, Berlogar <br />Geotectmical Consultants (Raymond P. Skinner, Principal Geologist) to Marion Pavan, <br />dated October 5, 1999. The project developer's geotechnical consultant shall review and <br />approve all foundation, retaining wall, and drainage geotechnical aspects of the final de- <br />velopment plans to ensure that the recommendations have been properly incorporated <br />into the development. The consultant shall certiPg by writing on the plans or as otherwise <br />acceptable to the Director of Building Inspection that the final development plan is in <br />conformance with the geotechnical report approved with the project. <br /> <br />72. <br /> <br />The project developer shall arrange and pay for the geotechnical consultant to inspect and <br />approve all foundation, retaining walI, and drainage geotechnical aspects of project con- <br />stmction. The consultant shall be present on site during grading and excavation opera- <br />tions. The results of the inspections and the as-built conditions of the project shall be <br />certified in writing by the geotechnical consultant for conformance to the approved plans <br />and geotechnical report and submitted to the City Engineer and Director of Building In- <br />spection for review and approval prior to occupancy. <br /> <br />73. <br /> <br />All property lines shall be located a minimum of two feet (2' 0") from the uphill side of <br />the top of bank. <br /> <br />74. <br /> <br />With the first project phase, thc project developer shall install street frontage improve- <br />ments per Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of <br />the City Engineer. These improvements may include, but are not necessarily limited to, <br />grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, <br />street lighting, underground utilities, traffic control devices, landscaping, and automatic <br />irrigation systems. <br /> <br />75. <br /> <br />The project developer shall submit a final grading and drainage plan prepared by a li- <br />censed civil engineer depicting all final grades and on-site drainage control measures, in- <br />cluding concrete-lined V-ditches, to protect all cut and fill slopes from surface water <br /> <br />Page 13 of 17 <br /> <br /> <br />
