All fcncing shall be installed by the project developer belbre occupancy of the homes <br />covered by this approval. <br /> <br />Existing Trees: <br /> <br />32. <br /> <br />The project developer shall comply with the recommendations of the tree report: "Tree <br />Preservation Report, Kolb ranch, Pleasanton, CA", prepared by HortScience, dated Feb- <br />mary, 1999. No tree trimming or pruning other than that specified in the tree report shall <br />occur. The project developer shall arrange for the horticultural consultant to conduct a <br />field inspection prior to issuance of ~'ading permits to ensure that all recommendations <br />have been properly implemented. The consultant shall certi~ in writing that such rec- <br />ommendations have been followed. <br /> <br />33. <br /> <br />No trees shall be removed other than those specifically designated for removal on the ap- <br />proved plans or tree report: Tree 110, a twenty-four inch (24") diameter Coast Live Oak <br />situated on [Jot 4. With the tentative subdivision map application, the applicants shall <br />submit an updated analysis of the health of this tree, prepared to the satisfaction of the <br />Planning Dircctor and the City's Landscape Architect. Based upon the results of this <br />analysis, the Planning Commission shall make the determination as to whether the re- <br />placement fcc for this tree would be waived. <br /> <br />34. <br /> <br />The project developer shall post cash, letter of credit, or other security satisfactory to the <br />Planning Director in the amount of five-thousand dollars ($5,000.00) lbr each tree re- <br />quired to be preserved, up to a maximum of twemy-five thousand dollars ($25,000.00). <br />This cash bond or security shall be retained for one (1) year following acceptance of <br />public improvements or completion of construction, whichever is later, and shall be for- <br />fcited if the trees are destroyed or substantially damaged. <br /> <br />35. <br /> <br />Site specific tree analyses shall be submitted with the design review applications for Lots <br />1 l and 12 and for Parcels ~G" and "F", the Strom and Miller properties, respectively. <br />These reports shall lbllow the City's standard format. <br /> <br />36. <br /> <br />Site specific tree inventories for Parcel's "G'? and "F" shall be submitted with the tenta- <br />tive subdivision map applications for review and approval by the Planning Commission <br />and shall be kept on file with the Planning Department. <br /> <br />37. <br /> <br />If an existing tree is to be removed in the course of the proposed development or in con- <br />junction with future site developments, the value of the existing tree to be removed shall <br />be first established by an arborist licensed by the State of California to the satisfaction of <br />the Planning Director and the City's Landscape Architect.
