26. <br /> <br />The project developer shall complete all of the on-site improvements at one time (in- <br />cluding all improvements around future building pads). All remaining pad areas shall be <br />seeded and kept in a neat and weed-free manner at all times. <br /> <br />27. <br /> <br />With recordation of the final subdivision map, rights of ingress/egress along the shared <br />access driveway shall be granted from Lot 11 to Lot 12 and to the City of Pleasanton. <br />The wording for the easement shall be submitted to the City Attorney tbr review and ap- <br />proval prior to recordation. <br /> <br />28. <br /> <br />With the tentative subdivision map, the project developer shall initiate discussion with <br />representatives of the Preserve Homeowners association to secure an ingress/egress <br />easement from laurel Creek Drive to parcel "E", the proposed park acreage. If the Pre- <br />serve H.O.A. agrees to the easement, it shall be executed with recordation of the final <br />subdivision map for this development. <br /> <br />29. <br /> <br />With recordation of the Final Subdivision Map, a Geologic Hazard Abatement District <br />(GHAD) shall be applied to the areas of the development. Wording for the district shall <br />be submitted to the City Attorney for review and approval prior to recordation, <br /> <br />30. Fencing would be as follows: <br /> <br />For Lots 7 through 10, solid fencing would be allowed on the rear property line to <br />the extent that solid fencing is allowed on the Preserve lots, and interior property <br />lines from the comer of the house to the rear property line. <br /> <br />b. For Lots I through 6, 11, and 12, all open fencing would be required. <br /> <br />31. <br /> <br />The project developer shall submit with the tentative subdivision map application a com- <br />prehensive fencing plan for the entire project site. The fencing plan shall show the fol- <br />lowing: <br /> <br />The location and type of fencing separating Parcel "A", the future assisted senior <br />care facility, fi.om Parcel "B", the open space area. <br /> <br />b. The location and type of all new private property llne fencing. <br /> <br />Ce <br /> <br />The location and type of all existing fencing proposed to remain or proposed to be <br />removed. <br /> <br />d.
