For Lots 1 through 12, all houses shall be single-story and shall have a maximum <br />building height of twenty-two feet (22' 0") measured from thc lowest to the highest <br />points on the house. <br /> <br />Unless specifically modified herein, all other requirements of the WFRCOD shall <br />apply to the new lots. <br /> <br />Tentative/Final Subdivision Map Requirements: <br /> <br />24. <br /> <br />In the event that the project developer is unable to annex the subject project into The Pre- <br />serve's Homeowners Association, the project developer shall record CC&R's at the time <br />of recordation of the final map which shall create a property owners association for the <br />development. The CC&R's shall bc subject to the review and approval of thc City Attor- <br />ney prior to recordation or' the final map. The property owners association shall be re- <br />sponsible tbr the following: <br /> <br />Maintenance of the fire separations located on the areas of the development plan <br />designated as permanent open space. <br /> <br />Maintenance of the tree plantings on the slopes located behind Lots I through 5 and <br />on Parcel "D". <br /> <br />Maintenance of the street trees in the public planting strips located between the <br />sidewalk and curb on West Klemetson Drive adjoining Lots 1 through 6, on the side <br />of West Klemetson Drive opposite these lots, and along the side of West Klemetson <br />Drive adjoining parcel "B". <br /> <br />d. All private utilities and other common areas and facilities on the site. <br /> <br />Implementing all applicable storm water measures lbr the common open space areas <br />and landscaping for the site. <br /> <br />25. <br /> <br />Prior to recordation of the final map, ali modifications required to the design guidelines <br />thorough conditions of approval shall be combined into a single comprehensive docu- <br />ment. This document shall be submitted to the Planning Director for review and approval <br />prior to publication. 'the project developer or its successor in interest shall disclose the <br />design guidelines to the lot buyers prior to close of escrow, and shall provide them with <br />copies of the guidelines. <br /> <br />Page6afl7 <br /> <br /> <br />
