A cost estimate and pro-rata share payment schedule shall be <br /> approved by the City Engineer prior to approval of the final map. <br /> <br />11 .)The applicant shall install a flow meter at the future sewer main connection from <br /> the sewer main under Rose Avenue to the sewer lateral crossing the fairgrounds <br /> property. The location, size and type of the meter shall be approved by the City <br /> Engineer prior to final map approval. The meter rate of this device shall be <br /> calibrated with the meter rate of the existing downstream flow meter at the time of <br /> installation, to the satisfaction of the City Engineer. <br /> <br />12.) Prior to final map approval, final creek-side trail linear park, a pocket park <br /> improvement details, and trail surface materials shall be submitted to Zone 7 and <br /> the City's Parks Director for review and approval. In addition, Zone 7 shall <br /> confirm its acceptance of the Arroyo Del Valle creek bank area. <br /> <br />13 .)The developer shall construct the Rose Avenue improvements from Rose Lane to <br /> the easterly boundary of the project. These improvements may include, but are not <br /> necessarily limited to, grading, paving, curb, gutter, planter strip and sidewalk <br /> along the north side of Rose Avenue, curb, gutter, and planter strip on the south <br /> side of Rose Avenue, paving, storm drain, sanitary sewer, water facilities, street <br /> lighting, underground utilities, and the proposed traffic calming device, and the <br /> curb, gutter, planter strip and sidewalk improvements shown for Fair Street. <br /> Preliminary details of the traffic circle shall be included with the tentative map and <br /> subject to approval by the Planning Commission. <br /> <br />14.) The developer shall determine the structural section of Rose Avenue and Fair <br /> Street. If the City Engineer determines that the section is not adequate for the <br /> travel demand, the street(s) shall be reconstructed. as determined by the City <br /> Engineer. If the street section is adequate, the street shall be overlaid with a <br /> minimum of 11/2 inches of asphalt with fabric. The tentative map shall include <br /> these improvements. <br /> <br />15 .)Prior to final map approval, the final design and height of the visual screen along <br /> the south side of Rose Avenue adjacent to the Fairgrounds shall be determined to <br /> the satisfaction of the Planning Director, in consultation with Alameda <br /> Fairgrounds staff. In general, the wall shall be similar to that approved in <br /> conjunction with Tract 7002, and every attempt shall be made to lower the wall <br /> height to 6 feet.
