16.) This PUD shall be subject to the uses and site development standards: <br /> <br /> a. the minimum development standards and uses for all parcels except as <br /> described in condition #7 above and # 16 b. below shall conform to the <br /> standards of the R- 1 - 10,000 Zoning District, <br /> <br /> b. the minimum development standards and uses for the approximately 1.8 <br /> acre remainder parcel shall conform to the standards of the R-1-40,000 <br /> Zoning District until the remainder parcel is sold. Future development of <br /> the parcel shall conform to the standards of the R-l-10,000 Zoning District, <br /> as modified by the site standards in this development plan. <br /> <br />17.) The applicant shall comply with the recommendations of the geotechnical report <br /> prepared by Terrasearch dated April 15, 1999, and in accordance with the letter <br /> prepared by Terrasearch dated August 27, 1999. The applicant's geotechnical <br /> consultant shall review and approve all foundation, retaining wall, and drainage <br /> geotechnical aspects of the final development plans to ensure that the <br /> recommendations have been properly incorporated into the development. The <br /> consultant shall certify by writing on the plans or as otherwise acceptable to the <br /> Director of Building Inspection that the final development plan is in conformance <br /> with the geotechnical report approved with the project. <br /> <br />18.) All site improvements and house construction activities shall be limited to the <br /> hours of 8:00 a.m. to 5:00 p.m., Monday through Friday. All construction <br /> equipment must meet DMV noise standards and shall be equipped with muffling <br /> devices. No public improvement construction shall take place during the duration <br /> of the Alameda County Fair unless otherwise approved by the City Engineer. <br /> <br />19.) At no time shall campers, trailers, motor homes, or any other vehicle be used as <br /> living or sleeping quarters on the construction site. All such vehicles shall be <br /> removed from the site at the end of each workday. <br /> <br />20.) All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br /> minimum of 5 gallons, unless otherwise shown on the approved landscape plan or <br /> required in other conditions of approval. <br /> <br />21 .)
