be submitted to the Planning Director for review and approval prior to final map <br /> approval. All fencing facing Rose Avenue shall observe the same street side yards <br /> setback as the residences. A disclosure statement which informs all potential <br /> property owners of the potential future extension of Rose Avenue and the <br /> maximum activities and potential impacts of the Fairground shall be submitted to <br /> the Planning Director for review and approval prior to final map approval, in <br /> consultation with Alameda Fairgrounds staff. Reference to this disclosure <br /> statement shall be contained in the deeds for all lots to the satisfaction of the <br /> Planning Director. <br /> <br />7.) Prior to tentative map approval, the applicant shall modify the development plan to <br /> include five low/moderate-income units (up to 80 percent of median income), with <br /> up to 36 total units allowed, subject to review and approval by the Planning <br /> Commission. The Housing Commission and the Planning Commission shall <br /> review and approve the program for developing, financing and marketing the <br /> moderate-income units along with the development standards for the low/ <br /> moderate-income unit lots in conjunction with the tentative map. The <br /> development standards for the lots generally east and north of the 1.8 acre <br /> remainder parcel shall conform to the standards of the R- 1 - 10,000 Zoning District, <br /> except that the cumulative floor area ratio for these lots shall not exceed 40 percent <br /> and the side yard setbacks shall be 5 feet minimum with 15 feet required on both <br /> sides. <br /> <br />8.) The applicant is responsible for dedicating the necessary right-of-way for the <br /> future Rose Lane street width. The developer shall install street frontage <br /> improvements per Chapter 19.40.010 of the Pleasanton Municipal Code and to the <br /> satisfaction of the City Engineer. These improvements may include, but are not <br /> necessarily limited to, grading, curb, gutter, planter strip and sidewalk along the <br /> east side of Rose Lane, paving, storm drain, sanitary sewer, water facilities, street <br /> lighting, underground utilities, and traffic control devices. Specific improvement <br /> details shall be submitted for review and approval with any subdivision application <br /> and shall be shown on the tentative map. <br /> <br />9.) The applicant shall extend water lines from the existing line under Rose Avenue <br /> into the proposed streets of the project as necessary to provide adequate water <br /> service to the individual lots and required fire flows at all fire hydrants. This <br /> improvement shall be shown on the tentative map. <br /> <br />10.) The applicant shall pay a pro-rata share of the future sewer and water main <br /> extensions along the Fairgrounds property to Valley Avenue as determined by the <br /> <br />PUD-99-05 Page 2 Planning Commission <br /> <br /> <br />
