<br />Building and Fire Code Compliance <br />The building would be required to comply with all current Building and Fire Code requirements. <br />The buildings would be equipped with automatic fire suppression systems (sprinklers), as <br />required by the Fire Department. In addition, the building would be required to comply with all <br />handicap accessibility requirements. Due to the proximity of some of the buildings to the <br />property lines, the applicants would be required to record non-buildable easement on some <br />sections of the property prior to the issuance of a building permit and would be required to <br />install one-hour wall/wall materials as required by the Building and Safety Division. <br />Inclusionary Housing Requirements <br />The project has less than 15 units; therefore, the project is not required to provide units <br />affordable to very low and low-income household per the City's Inclusionary Housing <br />Ordinance, Chapter 17.44 of the Pleasanton Municipal Code. Projects on a site with 15 or <br />greater multi-family dwelling units must make at least 15% of the total number of all units <br />affordable to very low and low income households. Projects on a site with 15 or greater single- <br />family dwelling units must make at least 20% of the project's dwelling units affordable to very <br />low, low, and/or moderate income households. <br />Green Building <br />All new residential projects have been encouraged to include green building measures in the <br />design of the new homes. Currently, the City utilizes Alameda County Waste Management <br />Authority's (ACWMA) Green Points rating as a guide for determining the specific green <br />building measures to be designed into the home and the resultant "greenness" of the home. The <br />Green Points rating system establishes a minimum of 50 points for a home to be determined to <br />be a "green home" with a minimum of 10 points in each category (Resources, Energy, and <br />IAQ/Health). Both City and ACWMA staff are available to provide technical assistance to <br />future lot purchasers concerning questions they may have about these green building measures <br />and Green Point rating system. As shown on the attached Green Points rating system, the <br />applicants anticipate that the project would receive approximately 55 green points. Staff has <br />added a condition of approval that the applicants score a minimum of 50 green points for each <br />proposed house. <br />Pleasanton Downtown Association <br />Although the application is outside the commercial area, the Pleasanton Downtown Association <br />(PDA) requested to review this application.
