<br />35. All trees used in landscaping, shall be a minimum of fifteen (15) gallons in <br /> size with the exception of three of those trees which shall be 24" box as <br /> determined by the Planning Director. Shrubs shall be a minimum of five <br /> (5) gallons. <br />36. The applicant's final landscape and irrigation plan shall be submitted to and <br /> approved by the Planning Director as part of the building permit plan set <br /> prior to the issuance of an on-site permit. Said landscaping plan shall be <br /> consistent with the approved landscape plan, as shown in Exhibit "A", plus <br /> any conditions of approval, and shall be detailed in terms of species, <br /> location, size quantities, and spacing. <br />Noise <br />37. Prior to the issuance of a building permit, the applicant shall revise the <br /> plans such that all of the dwelling units clearly adhere to a 45DNL interior <br /> noise level. Prior to the issuance of a building permit, the applicant shall <br /> retain a noise consultant on the City's list of approved noise consultants <br /> who shall submit a letter to the Planning Department verifying that the <br /> proposed plans adhere to this requirement. <br />Green Building <br />38. Prior to the issuance of a building permit, a list of green building <br /> measures to be used in design of the homes covered by this approval <br /> shall be provided to the Planning Department for the review and <br /> approval by the Planning Director. Each home covered by this <br /> approval shall be designed to achieve a minimum of 50 points using <br /> the Alameda County Waste Management's Green Points rating <br /> system. Each of the proposed dwelling units shall be "green homes" <br /> with a minimum of ten points in each category (Resources, Energy, <br /> and Indoor Air Quality/Health). <br />39. The proposed green building measures shall be shown on one of the <br /> first two pages of the plans submitted for the issuance of a building <br /> permit. <br />40. The applicant shall implement the following measures with the <br /> construction of the structures covered by this approval so that the <br /> owners can install roof-mounted photovoltaic systems in the future: <br /> a.
