35. All trees used in landscaping, shall be a minimum of fifteen (15) gallons in size with the exception of three of those trees which shall be 24" box as determined by the Planning Director. Shrubs shall be a minimum of five (5) gallons. 36. The applicant's final landscape and irrigation plan shall be submitted to and approved by the Planning Director as part of the building permit plan set prior to the issuance of an on-site permit. Said landscaping plan shall be consistent with the approved landscape plan, as shown in Exhibit "A", plus any conditions of approval, and shall be detailed in terms of species, location, size quantities, and spacing. Noise 37. Prior to the issuance of a building permit, the applicant shall revise the plans such that all of the dwelling units clearly adhere to a 45DNL interior noise level. Prior to the issuance of a building permit, the applicant shall retain a noise consultant on the City's list of approved noise consultants who shall submit a letter to the Planning Department verifying that the proposed plans adhere to this requirement. Green Building 38. Prior to the issuance of a building permit, a list of green building measures to be used in design of the homes covered by this approval shall be provided to the Planning Department for the review and approval by the Planning Director. Each home covered by this approval shall be designed to achieve a minimum of 50 points using the Alameda County Waste Management's Green Points rating system. Each of the proposed dwelling units shall be "green homes" with a minimum of ten points in each category (Resources, Energy, and Indoor Air Quality/Health). 39. The proposed green building measures shall be shown on one of the first two pages of the plans submitted for the issuance of a building permit. 40. The applicant shall implement the following measures with the construction of the structures covered by this approval so that the owners can install roof-mounted photovoltaic systems in the future: a.
