b. Roof trusses shall be "engineered" to handle an additional load as determined by a structural engmeer to accommodate the additional weight of a prototypical photovoitaic system beyond that anticipated for rooting; c. An area shall be provided near the electrical panel for the .'inverter" required to convert the direct current output from the photovoitaic panels to alternating current; and d. A bi-directional electrical meter shall be installed. These measures shall be shown on the building permit plan sets. The applicant shall provide to the future homebuyers the necessary information delineating the means by which photovoitaic panels can be applied to the roofs of the structures covered by this approval. This information shall be submitted to the Director of Planning for review and approval prior to occupancy of the tirst unit, ifrequired. Other Planning Conditions 41. All plans submitted for the issuance of a building permit must include a bar scale. 42. Prior approval from the Planning Department must be received before any changes are constituted in site design, grading, building design, building colors, or materials, landscape material, etc. 43. Approved building materials and colors shall be stated on the plans submitted for issuance of building permits. The applicant may substitute single plank horizontal Hardi plank wood siding for the proposed wood siding. 44. The applicant shall effectively screen from view all ducts, vents, meters, air conditioning equipment, and any other mechanical equipment, whether on the structure, on the ground, or on the roof. with materials architecturally compatible with the main structure. Screening details shall be shown on the plans submitted for issuance of building permits, the adequacy of which shall be determined by the Planning Director.
