With the exception of motor vehicle storage and storage inside the <br /> storage sheds shown on Exhibit A, there shall be no storage under the <br /> carports; <br /> c. Residents living in the project are encouraged to park on-site in their <br /> driveways or on-site parking spaces. On each of the single-family <br /> detached lots, there are three on-site parking spaces available. The on- <br /> street spaces fronting the project are not reserved for residents or any <br /> particular property or use. <br /> d. The property is located in the Downtown area where businesses such as <br /> restaurants, nightclubs, hotels, and theaters are open late at night. These <br /> and other nearby uses may create noise, parking, and other impacts. <br /> e. The maintenance association shall provide for inspection, maintenance, <br /> and reporting of storm water treatment measures. <br /> The proposed CC&Rs shall be subject to the review and approval of the <br /> City Attorney prior to the recordation of a Final Map for the project. <br />Existing Trees <br />29. The applicant shall comply with the tree preservation recommendations of <br /> the tree report prepared by HortScience dated "June 25, 2004". No tree <br /> trimming or pruning other than that specified in the tree report shall occur. <br /> The applicant shall arrange for the horticultural consultant to conduct a <br /> field inspection prior to issuance of demolition and grading permits to <br /> ensure that all recommendations have been properly implemented. The <br /> consultant shall certifY in writing that such recommendations have been <br /> followed for trees #83, #86, #88, and the existing oak tree in the front yard <br /> 01'730 Peters Avenue located near the shared property line with unit C-4. <br />30.
