<br />Easements <br />27. The applicant shall record the following at the time ofrecordation of the <br /> Final Map: <br /> a. Maintenance, access, and parking easements over the driveways for <br /> units C-2, C-3, and C-4 which are partially located on a neighboring lot. <br /> b. Maintenance easements for units C-1 through C-4 such that the owners <br /> of these units can reasonably maintain their carport or dwelling unit <br /> which is on or near a shared property line. <br /> c. Reciprocal storm drainage easement, as required by the City Engineer. <br /> d. A five-foot wide Public Service Easement (PSE) to the City along the <br /> Peters A venue frontage. <br /> e. Non-buildable easements as required by the Building and Safety <br /> Division, due to the proximity of some of the buildings to property <br /> lines. <br /> The location and wording of the easements shall be subject to the review <br /> and approval of the City Attorney prior to Final Map approval. All <br /> easements shall be shown on the Tentative Map. <br />Maintenance Association and CC&Rs <br />28. A maintenance association shall be created for the project. The CC&Rs for <br /> the project shall clearly state: <br /> a. At a minimum, the maintenance association shall be responsible for the <br /> maintenance of the following: <br /> 1. All landscaping and irrigation systems in the front yards of units <br /> C-l through C-4; <br /> ii. All landscaping and irrigation for units B-1 and B-2; <br /> iii. All street landscaping and irrigation fronting the project; <br /> iv.
