<br />Eaves, Overhangs, and Gutters <br />19. All structures shall be designed such that no eaves, overhangs, or gutters <br /> shall overhang the property line. Prior to the issuance of a building permit, <br /> the applicant shall revise the plans to clearly address this condition of <br /> approval. <br />Lighting <br />20. All exterior lighting shall be designed or shielded so as to not shine on <br /> neighboring properties. The applicant shall submit a final lighting plan, <br /> and include drawings and/or manufacture's specification sheets showing <br /> the size and types of light fixtures proposed for the exterior of the buildings <br /> and parking areas. The light fixtures and their locations shall be subject to <br /> the review and approval of the Planning Director prior to issuance of <br /> building permits. <br />Parking <br />21. Prior to the demolition of the residence and prior to the issuance of a <br /> building permit for the project, the applicant shall pay $28,000 into the <br /> City's in lieu parking fund for Downtown. <br />22. Turf block shall be provided in the drive aisles of units C-l through C-4 as <br /> shown on Exhibit A. <br />23. Turf block or concrete pavers shall be provided in the uncovered parking <br /> spaces for units B-1 and B-2, as shown on Exhibit A. If concrete pavers are <br /> used, the color and design of the pavers shall be subject to the review and <br /> approval of the Planning Director, prior to the issuance of a building <br /> permit. <br />24. The carports shown on Exhibit A shall not be enclosed. <br />25. With the exception of motor vehicle storage and storage inside the storage <br /> sheds shown on Exhibit A, there shall be no storage under the carports. <br />26.
