In the event this project installs the alternative off-site utility plan, the sewer and <br />water systems shown within Old Vineyard Avenue between its southerly intersection <br />with "A" Street and its northerly intersection with "A" Street shall be deleted and, <br />instead, be installed within Old Vineyard Avenue southerly to its intersection with the <br />northerly leg of the school loop road. The southerly storm drain system shown in the <br />alternative off-site utility plan shall demonstrate to the satisfaction of the_ City_ <br />Attorney that it may be connected to the 12-inch culvert running beneath Old <br />Vineyard A venue or it shall likewise be extended southerly to connect with the storm <br />drain system to be installed in the school loop road. Any utilities being placed within <br />Old Vineyard Avenue shall first demonstrate, to the satisfaction of the City Engineer, <br />that the utilities will fit within the right-of-way with the required clearances. <br /> <br />10. The water and sewer facilities to be installed in the Berlogar driveway between "B" <br />Street and the hydro-pneumatic water booster pump station shall be private facilities; <br />however, these may be sized to City standards to serve the future two lots allowed in <br />the Specific Plan located near the pump station and, if inspected as City facilities, they <br />may be accepted as City utilities within a P .S.E. at such time in the future as these two <br />lots have been approved by the City and are subdivided, including the granting of the <br />P.S.E. at that time. Final approval of these facilities' sizes and routing shall be <br />subject to the review and approval of the City Engineer. <br /> <br />11. The portion of the caretaker's home driveway to be paved shall be extended to the <br />hammerhead turn-around unless an alternative all-weather surface is approved by the <br />City Engineer. <br /> <br />12. In the event the City Engineer determines an EVA from the end of the caretaker's <br />driveway to the Resnick (Konig) property is infeasible due to topography, the City <br />Engineer rnay delete the requirement for this EVA and easement; no deletion shall be <br />made without notice to the Resnick property owner and its concurrence. In the event <br />this EVA is deleted, the Berlogar property owner shall negotiate in good faith <br />alternative EVA locations which the City Engineer may determine to be necessary to <br />allow the level of development anticipated in the Specific Plan for the Resnick <br />property and which can be feasibly installed given the natural topography and <br />improvements contemplated in this area. <br /> <br />13. The landscape plan included in PUD-5 shall be modified to incorporate shrubs to be <br />planted on the downhill side of the retaining wall behind Lots 1-5. These shrubs shall <br />be native type, drought-tolerant species which are compatible with the wildfire <br />management scheme contained in the Draft Open Space Management Plan and <br /> <br />Tract 7399.
