<br />. <br /> <br />. <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Vesting Tentative Map Tract 7399 <br />Berlogar and Chrisman Property <br />City Council <br />September 16, 2003 <br /> <br />1. Tract 7399 shall be as shown on the vesting tentative map plan - Tract 7339 - dated <br />- May 15,2003, and related-exhibits,. except as modified by the following conditions. <br /> <br />2. All conditions ofPUD-5 shall remain in full force and effect, except as modifications <br />included in the vesting tentative map have been found consistent with those <br />requirements and have superseded them with this approval. Final approval of all <br />utility systems, grading, streets, and other project improvements shall be subject to <br />fmal review and approval by the City Engineer. <br /> <br />3. The final design of the overland release/wildlife corridor along "B" Street shall attempt <br />to maximize its flat area width and minimize the slopes along "B" Street and below <br />Lot 16; options which should be explored include draining "B" Street toward the <br />corridor (without a crown), lowering "B" Street in relation to Lots 17 and 18 along the <br />corridor, and creating a stepped-down yard area on Lot 16 adjoining the corridor slope <br />bank. <br /> <br />4. The proposed grading around the oak tree on Lot 17 shall require an arborists review <br />and finding that the proposed grading will not harm the tree; proposed grading within <br />the dripline of this tree shall follow the arborist's recommendations. <br /> <br />5. The excess right-of-way along Old Vineyard Avenue shall be incorporated into Lot 19 <br />and Parcel C in the event the City vacates said right-of-way. <br /> <br />6. The street crossings of the proposed Vineyard Trail shall be designed to confonn to <br />the Vineyard Trail master plan approved by the City Council. <br /> <br />7. The rolled curbs shown on the plans shall be modified to standard vertical curbs in <br />those areas where the City Engineer determines vertical curbs are necessary due to the <br />slope of the street. Rolled curbs shall be retained as much as feasible adjoining the <br />sidewalk and in front of lots. The sidewalk, when adjacent to a rolled curb, shall be a <br />full five feet in width. <br /> <br />8. In the event this project precedes the Hahner property development, the street <br />intersection of "A" Street with Old Vineyard Avenue shall be modified, to the <br /> <br />Tract 7399, Northstar Development <br />
