<br />PUD-OS-IM <br />Exhibit "B", Draft Conditions of Approval <br /> <br />August 10,2005 <br /> <br />1. The design and construction of Lots 11 through 19 of PUD-05 covered by this approval <br />including the three-point hammerhead turnaround shall substantially conform to the de- <br />sign shown on the development plan, Exhibit "A", dated "Received February 18,2005" <br />on file with the Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the Planning Direc- <br />tor if found to be in substantial conformance to the approved exhibits. <br /> <br />2. All conditions of Case PUD-05 shall remain in full force and effect unless modified by <br />the following conditions. <br /> <br />3. The house designs on Lots 11 through 19 of this approval shall be controlled by design <br />guidelines. The project developer shall submit revised building design guidelines for the <br />lots covered by this development plan subject to review and approval by the Planning <br />Commission before application is made for the first lot. <br /> <br />4. The building design plans for these lots shall be reviewed and approved by the Planning <br />Commission at a publicly noticed meeting. <br /> <br />5. The future home developer(s) shall prepare project-specific view analyses with the sub- <br />mittal of their design review applications with the viewpoints selected by the Planning <br />Director. To place the house design proposal within its neighborhood context, the view <br />analyses shall include all approved and/or constructed homes. If determined to be neces- <br />sary by the Planning Director, the view analyses shall be peer reviewed by a consultant <br />selected by the City and paid for by the future home developer. <br /> <br />6. All conditions of Case PTR-7399 shall remain in full force and effect. <br /> <br />7. The project developer shall terminate "A" Street on the Berlogar property with the three- <br />point hammerhead turnaround shown in Exhibit "A". The entire turnaround shall be lo- <br />cated on public street right-of-way dedicated to the City including the portions located on <br />Lots 5 and 10 of the adjoining Chrisman property and shall be covered with a "sunset" <br />requirement such that it would be removed when "A" Street is extended onto the Chris- <br />man property. The excess public street right-of-way on Lots 5 and 10 of Exhibit "A" will <br />be abandoned and conveyed back to the Chrismans or their successors after the street is <br />extended to Old Vineyard A venue. <br /> <br />8. The project developer shall install a large sign at the Chrisman property line stating that <br />the street will be extended through the Chrisman property ultimately connecting to Vine- <br /> <br />SR:05:259 <br />Page I of 3 <br />
