<br />yard Avenue. The design of this sign shall be shown on the subdivision's improvement <br />plans and shall be subject to the review and approval of the Planning Director. The pro- <br />ject developer shall install the sign after the public street is completed. <br /> <br />9. The project developer shall design and construct the hammerhead turnaround to the stan- <br />dards of the City of Pleasanton and the Livermore-Pleasanton Fire Department. The <br />turnaround shall have an all-weather surface to the satisfaction of the Fire Marshall and <br />the City Engineer. The project developer shall provide a smooth transition between the <br />turnaround and the public street to the satisfaction of the City Engineer. <br /> <br />10. The project developer shall install a temporary drainage system to the hammerhead turn- <br />around including a concrete "v"-ditch located at the back of the turnaround to intercept <br />storm water. The "v"-ditch design and configuration shall be subject to review and ap- <br />proval of the City Engineer prior to its construction. <br /> <br />11. The driveway adjoining Lot 9 shall be regraded on the Chrisman property to the satisfac- <br />tion of the City Engineer to provide a useable connection to the existing roadway on the <br />Chrisman property. <br /> <br />12. The project developer shall equip the homes on Lots II through 19 with an automatic fire <br />sprinkler system. Plans and specifications for the automatic fire sprinkler system shall be <br />submitted to the Pleasanton Building Department for review and approval with the build- <br />ing permit plans. All required inspections and witnessing of tests shall be completed <br />prior to final inspection and occupancy of the building(s). <br /> <br />13. The Berlogar Lots II through 19 shall include a recorded disclosure stating that the pub- <br />lic street serving these lots will, in the future, be extended as a through street forming a <br />loop road ultimately connecting to Vineyard A venue. <br /> <br />14. The project developer shall provide all buyers with copies of the project conditions of ap- <br />proval. <br /> <br />15. The project developer of the Berlogar property shall "stub" full public utilities at the <br />northwesterly property line of the Chrisman property. All public and private utilities <br />serving Chrisman Lots 1 through 10 will be required to be connected to these utility <br />"stubs" . <br /> <br />16. Both the Berloger and Chrisman projects shall ultimately have a single homeowners' as- <br />sociation to own and maintain the common areas and facilities covered by PUD-05 and <br />by Tract 7399. The homeowners' association shall be created with the first subdivision. <br />The CC&Rs creating the homeowner's association shall provide the means by which the <br />development on the Chrisman property will be annexed into the association. No approval <br />of the existing association or its homeowners will be necessary to effectuate this annexa- <br /> <br />SR:05:259 <br />Page 2 of 3 <br />
