<br />1. Whether the modified development plan is in the best interests of the public health, <br />safety, and general welfare: <br /> <br />. The proposed development plan modification is designed in conformance with the <br />Pleasanton General Plan and Vineyard Avenue Corridor Specific Plan designations <br />for this site and all other relevant policies and programs. <br /> <br />. By contributing its share of the costs of public infrastructure approved with the Vine- <br />yard Avenue Corridor Specific Plan, the proposed project would facilitate the conver- <br />sion of old Vineyard Avenue to a public pedestrian/bicycle trail, completion of the <br />public trail to be located along the north side of the new alignment for Vineyard Ave- <br />nue adjoining the Arroyo del Valle, construction of the public sanitary sewer pump <br />station, and construction of the new alignment of Vineyard Avenue. <br /> <br />Therefore, staff believes that this finding can be made. <br /> <br />2. Whether the modified development plan is consistent with the Pleasanton General <br />Plan: <br /> <br />The proposed modification would have no change upon the density or other General <br />Plan policies previously approved for this project. Therefore, staff believes that this <br />finding can be made. <br /> <br />3. Whether the modified development plan is compatible with previously developed <br />properties located in the vicinity ofthe plan: <br /> <br />The proposed public street is situated in a manner consistent with City standards and <br />which provides adequate access to the proposed development for access and/or emer- <br />gency vehicles. Custom homes would be subject to the same design standards as <br />other developments in the Vineyard Corridor. Therefore, staff believes that this find- <br />ing can be made. <br /> <br />4. Whether the modified development plan is compatible with the natural, topographic <br />features of the site: <br /> <br />The proposed modification would have no change upon the previously approved grad- <br />ing plan, which was designed to reflect the site's existing topographic condition, <br />minimize impacts on adjoining properties, and be consistent with the requirements <br />and geotechnical report recommendations prepared for the previously approved. <br />Therefore, staff believes that this finding can be made. <br /> <br />5.
