The <br />Specific Plan fees would be collected with the future application. <br /> <br />Green Building Measures <br /> <br />Currently, the City utilizes the Alameda County Waste Management Authority's (ACWMA) <br />Green Points rating as a guide for determining the specific green building measures to be de- <br />signed into the home. The Green Points rating system establishes a minimum of 50 points with <br />a minimum of 10 points in each category (Resources, Energy, and IAQ/Health). As condi- <br />tioned, the applicant would submit a proposed checklist showing which measures are incorpo- <br />rated in the design of the proposed home in order to meet this proposed 50 point goal. Both City <br />and ACWMA staff are available to provide technical assistance to future lot purchasers concern- <br />ing questions they may have about these green building measures and Green Point rating sys- <br />tem. <br /> <br />Construction/Demolition Waste <br /> <br />As conditioned, the project developer and then the subsequent building developers would be re- <br />quired to submit a waste management plan to the Building Department prior to issuance of <br />building or demolition permits. The plan would include the estimated composition and quanti- <br />ties of waste to be generated and how the project/building developer would recycle at least 50- <br />percent of the total construction/demolition waste measured by weight or volume. <br /> <br />Grading and Geotechnical Issues <br /> <br />Grading plans for this development were approved under PUD-OS and Tract 7399. All of the <br />lots were approved as flat pad lots. No changes are proposed with this application. <br /> <br />V. PUBLIC COMMENT <br /> <br />Notices of the Planning Commission's public hearing on this item were sent to homeowners liv- <br />ing within lOOO-feet of the project area and to all homeowners living within the Vineyard Ave- <br />nue Corridor Specific Plan area. As of the writing of the staff report, staff has received no writ- <br />ten or verbal comments pertaining to the proposal. <br /> <br />VI. PUD DEVELOPMENT PLAN MAJOR MODIFICATION FINDINGS <br /> <br />The Zoning Ordinance of the Pleasanton Municipal Code sets forth the purposes of the Planned <br />Unit Development (PUD) District and the "considerations" to be addressed in reviewing a PUD <br />Development Plan. These considerations would also apply to a major modification of an ap- <br />proved development plan.
