<br />No structure, including play equipment, shall be placed on, and no grading shall occur on the <br />sloping portion of the rear oflots 1-5. <br /> <br />Grading approval must be obtained from the City before earth is moved. Building pad grades <br />may be altered only with the approval of the City. Grading shall be limited to the building <br />envelope. "Benching -. of lots will not be permitted. A cross-section drawing at property line of <br />the lot on both sides shall be submitted to show grade change, drainage flow and hardscape. If <br />alterations to pad grade elevation are determined to impact adjacent lots and causes <br />improvements such as retaining walls, drainage modifications, etc., builder or owner of subject <br />property shall bear the cost of those improvements or modifications caused by grade elevations. <br />Individual lot grading for home foundations must be balanced on sitc and not exceed 500 cubic <br />yards of earth moved. The intent of this requirement is to prevent padding of the naturally <br />contoured lots. No import or export will be allowed with the exception of topsoil for <br />landscaping and disposal of pool excavation materials. Grading that is required for pools, patios, <br />etc. should incorporate the same design philosophy as that used in siting a residence. Absolutely <br />no grading whatsoever shall be permitted without first obtaining City approval. <br /> <br />Dr~inage <br /> <br />Drainage considerations for individual sites play an important part of the overall ecological <br />balance of the site. Water runoff for each individual homesite must be handled by adequately <br />sloping all areas so that runoff can be directed to the natural drainage areas or to storm drainage <br />facilities. <br /> <br />Site drainage should be detailed on the Landscape Plan and the architectural site plan (or <br />the grading and drainage plan that is required by the City of Pleasanton to obtain a <br />building permit). All sheet flow should be directed into drainage swales, area drains or street <br />curb and gutter. A soils engineering firm should be consulted and its recommendations followed <br />concerning the use of swales and underground drainage. The finished ground surface of each lot <br />shall bc maintained to slope away from all structures at a minimum five percent (5%) grade for <br />at least five (5) feet or to a drainage swale located at least two and one-half (2-1/2') feet from all <br />stmctures. Landscaping may not be installed in any manner which interferes with the storm <br />drainage improvements or which traps or ponds water adjacent to a Residence. <br /> <br />Site and drainage plans will be closely studied to ensure that proper area drain Systems <br />and/or diversion routes are designed to prevent runoff into sensitive areas or other <br />homesites. Approval of site and drainage plans does not relieve the owner, engineer or <br />contractor of liability for any damage to their property or adjacent properties. <br /> <br />Walls and Fences <br /> <br />Walls and fcnccs should be considered as an cxtcnsion of the architecture of the residcnce.
