<br />Setbacks for accessory structures, which include pool houses, detached garages, guest houses, <br />play structures, storage sheds and the like are subject to the same setback critcria as the main <br />residence. <br /> <br />Shade structures, which include arbors, trellises and gazebos, must be set back a minimum of 1 0 <br />feet (10') [rom side and/or rear yard property lines. <br /> <br />Patios, walks, seat walls and raised planters may encroach into setback areas but must be kept a <br />minimum of three fee (3') trom the property line. <br /> <br />Pools and spas may encroach into the setback areas but must be kept a minimum of ten feet (10') <br />from the side and/or rear yard property lines. The measurement should be taken from the <br />property lines to the water line. There can be no encroachment into the front yard. The front <br />yard is defined as the area between the front elevation of the home and the curb. <br /> <br />Pool decks and equipment may encroach into the setback areas but must be kept a minimum of <br />three fee(3') [rom the side and/or rear property lines. <br /> <br />Wooden decks are required to be set back a minimum of three (3') from the side and/or rear <br />property lines. There can be no encroachment into the front yard. The front yard is defined as <br />the area between the front elevation of the home and the back of the curb. <br /> <br />Built-in barbecues and garbage enclosures are required to be set back a minimum of five (5') <br />from the side and/or rear property lines <br /> <br />Retaining walls are required to be set back a minimum of three feet (3') from the property lines. <br /> <br />Sport courts can not encroach into the front yard. Sport courts are required to be set back ten feet <br />(10') from the side property lines(s) and twenty feet (20') from any rear property line. <br /> <br />Driveways/Parking <br /> <br />Decorative driveways are encouraged. Concrete or pavers should be used in construction of all <br />driveways and parking areas. Asphalt cannot be used on any driveway or parking areas. <br /> <br />Grading <br /> <br />The design and development concepts of the Community call for the maintcnance of the existing <br />grades in as much of the original condition as possible. <br /> <br />The Committee is particularly conscious of site utilization and desircs not to disrupt the natural <br />tcrrain in most cases.
