<br />as design elements to enclose and define courtyards, to extend and relate the building forms to <br />thc landscape, as well as to assurc security and privacy elements. Homcowncrs will be <br />encouraged to screen boundaries with natural trees or shrubs whenever possible. <br /> <br />All fences must conform to the PUD Fencing Plan. This plan designates the location and design <br />of minimum fencing requirements for individual homesites. This plan may restrict or prohibit <br />certain fence or wall treatments desired by homeowners. The purpose of the plan is to create <br />continuity within the community as viewed from the golf course, roads, open space areas and <br />natural areas. PUD Fencing Plan should be reviewed prior to starting any design work. <br /> <br />All walls and fences must be approved by the City prior to their installation. Walls that face the <br />street should be constructed of material that matches or complements the architectural style of <br />the residence. Acceptable materials include stucco, stone, brick or wrought iron with masonry <br />columns. This requirement also applies where side fences face the street on comer lots. <br /> <br />Fencing visible from the street must be landscaped. Long stretches of bare fences or walls will <br />not be allowed. Purchasers of home sites with rear yard slope areas should carefully review the <br />Fencing Plan and pay special attention to the restrictions on their homesite. <br /> <br />Retaining Walls <br /> <br />An effort should be made in the grading design to minimize the use ofretaining walls. However, <br />the City understands that situations will arise that require their use. If retaining walls are <br />required, they should be constructed of materials that complement or match those used on the <br />residence and be screened or softened by the use of landscaping. <br /> <br />Any retaining walls that are greater than four feet (4') in height (as measured from the bottom of <br />the footing to the top of the wall) should be designed or reviewed by a structural engineer. <br />Check with the City of Pleasanton Building Department for any additional requirements (i.e. <br />permit). Retaining walls on individual lotsgreater than five feet (5') in height will not be allowed <br />without a variance from the City. <br /> <br />Accessory Structures <br /> <br />Any proposed accessory structures should be located on the site plan. This includes pool houses, <br />detached garages, guest house, play structures, storage sheds or any other architectural structure <br />proposed for a homesite in addition to the main structure. All Silver Oaks Estates design <br />requircments which are applied to the main residence should also be applied to any proposed <br />accessory structures. The maximum height is fifteen feet (15') as measured from finished grade. <br />Any accessory structure over ten feet (10') in height will require Administrative Design Review <br />from the City of Pleasanton. The homeowner is responsible for the review process through the <br />City of Pleasant on if the accessory structure is over ten feet (10') high, as measured from <br />finished gradc. <br /> <br />7 <br />
