e. The minimum side yard building separation shall be 30 feet between primary structures, <br /> except as otherwise required herein. <br /> <br /> f. Prior to the approval of any design review application, a specific color and material <br /> board, consistent with the requirements of the Happy Valley Specific Plan shall be <br /> submitted to the City Council for review and approval. <br /> <br /> g. Side entry garages shall be used whenever possible. <br /> <br /> h. Solid fencing may only be used on non-street side yard property lines, must maintain a <br /> minimum setback of 10 feet from the adjacent front comer of the house, must maintain a <br /> minimum fifty foot set back from the rear property line, and can not be located on slope <br /> banks. All fencing shall be reviewed and approved in conjunction with the design review <br /> approval of the homes. <br /> <br />7.) In conjunction with the tentative map application, the City Engineer shall review the width of the <br /> various street sections to determine if it is feasible to reduce their widths. In the event that the <br /> City Engineer determines that it is acceptable to reduce the width of a street section(s), that <br /> recommendation shall be forwarded to the Planning Commission for review and approval in <br /> conjunction with the tentative map application. <br /> <br />8 .) During the development of the construction bid set for the golf cart, maintenance, and restroom <br /> buildings, the architect shall make an effort to integrate additional design elements such as eave <br /> and trim details. The final designs shall be subject to the approval of the Planning Director. <br /> <br />9.) Prior to recordation of the final map, final landscape plans, including details for the streetscape <br /> and the berm/sound attenuation fence between the driving range and the adjacent lots, shall be <br /> submitted to the Planning Director for review and approval by the City. The berm/sound <br /> attenuation fence shall be specifically designed to minimize noise impacts of the driving range on <br /> the adjacent lots. <br /> <br />10.) There shall be no structures or any kind permitted in the drainage channel area located generally <br /> between Lots 28 and 32 (or 32A). This area shall be maintained in conjunction with the <br /> maintenance activities of the golf course by the City of its agents. This restriction shall be placed <br /> on the deeds of the subject properties. <br /> <br />11.) All mitigation measures of the Happy Valley Specific Plan EIR are hereby incorporated by <br /> reference. <br /> <br />12.) The detention pond shall be designed pursuant to the cut-sheet dated May 28, 1999 by the City. <br /> The City Engineer shall be responsible to ensure that the detention pond is performing as <br /> designed to mitigate downstream runoff impacts and shall prepare an evaluation, annually unless <br /> otherwise determined, of its performance. <br /> <br />PUD-98-016 Conditions of Approval - City Council Page 2 of 14 <br /> <br /> <br />
